Overall

The Manager, Transactions plays a central deal-runner role within the acquisitions team, owning the end-to-end deal process from LOI execution through closing. Operating with a high degree of autonomy, this individual orchestrates all workstreams across diligence, underwriting, and closing, and serves as the primary liaison between internal and external stakeholders. The role brings process discipline and transactional velocity to the acquisitions pipeline, freeing senior team members to focus on sourcing and originating new deals.

For the successful candidate, this position is designed as a development track toward a deal-sourcing role. High performers will have the opportunity to grow into acquisitions origination over the next several years, based on demonstrated performance and business need.

Key Responsibilities

Deal Process Management

  • Serve as the primary point of contact throughout the acquisition process, owning the full transaction timeline from LOI execution through underwriting and closing, and ensuring all workstreams stay on track
  • Partner with financial asset management on underwriting review
  • Support the preparation of investment committee memos
  • Lead closing logistics, coordinating with legal, title, and the broader deal team to ensure timely and accurate closing execution
  • Serve as the institutional memory on deal process, ensuring knowledge transfer and continuity across the team

Due Diligence Coordination

  • Lead the due diligence process, tracking progress across all workstreams and proactively flagging risks
  • Identify and evaluate material diligence issues, working with internal teams and outside counsel to assess deal impact and develop mitigants
  • Coordinate and distribute due diligence materials, reports, and findings to internal stakeholders and investment committee members

Process Improvement

  • Continuously evaluate and improve diligence processes, templates, and vendor relationships to increase efficiency across the acquisitions pipeline
  • Partner with junior team members, providing mentorship and training on deal execution, underwriting, and process management
  • Support the development of standardized tools and workflows that can be scaled across the transactions platform
Position Requirements

Education & Experience

  • Bachelor’s degree in business, finance, real estate, economics, or a related field
  • 3–5 years of experience in commercial real estate transactions, acquisitions, or a related field; retail or open-air experience a plus
  • Demonstrated track record of managing complex, multi-workstream transaction processes through closing
  • Prior experience at a REIT, institutional investor, or real estate investment firm strongly preferred

Skills & Competencies

  • Ability to work independently and drive deals forward with minimal oversight, exercising sound judgment and taking ownership of outcomes in a fast-paced environment
  • Exceptional organizational skills with the ability to manage multiple deals and workstreams simultaneously
  • Strong written and verbal communication skills; ability to synthesize complex diligence findings into clear summaries for senior leadership
  • Advanced proficiency in Excel, PowerPoint, and Word, and Argus Enterprise
  • Experience managing data rooms, diligence checklists, and vendor coordination
  • High degree of personal accountability and an ownership mentality
  • Ability to maintain composure under time pressure
  • A strong team player with effective interpersonal skills to work across functions and with senior leadership

Work Environment

  • This is a deadline-driven role. Given the nature of transaction work, the position requires flexibility to work hours beyond a standard schedule — including evenings and weekends — as needed to meet deal timelines and business demands
  • Occasional travel required

The base salary range for this position has been established as $120,000-$140,000 PLUS participation in our annual cash bonus plan. This salary range represents the Company’s good faith and reasonable estimate of the range of possible compensation at the time of posting.
