Job Description

Description:

Build a career worth owning.

Heritage Hill Property Management is hiring a Maintenance Manager to lead maintenance operations at one of our St. Louis apartment communities.

We’re looking for more than a great technician. We need a hands-on maintenance leader who can troubleshoot problems, lead and develop a team, plan ahead, manage costs, and take ownership of the overall condition and performance of the property.

If you know how to get the work done and help a team get better at doing it, this could be your next step.

Why This Role Matters

As Maintenance Manager, you’ll own the day-to-day maintenance operation of the community while partnering closely with the Property Manager to deliver a safe, well-maintained property and a great resident experience. You’ll be responsible for:

  • Leading from the field — troubleshooting HVAC, plumbing, electrical, appliance, and general maintenance issues alongside your team when needed
  • Leading and developing your team by setting priorities, coaching performance, and building technical skills
  • Owning service and make-ready performance, ensuring work is completed efficiently, accurately, and on time
  • Planning ahead for preventive maintenance, upcoming turns, projects, staffing needs, and property priorities
  • Managing maintenance expenses and making smart repair-vs.-replace decisions that protect the property's budget
  • Managing vendors and contractors while balancing quality, cost, and urgency
  • Using maintenance systems and data to track work orders, turns, costs, and results
  • Maintaining property standards through regular inspections and proactive identification of maintenance needs
  • Partnering with Property Management to solve problems, improve operations, and deliver a positive resident experience
  • Responding to emergency maintenance needs and participating in the property's on-call rotation

What We Offer

  • Competitive pay
  • Full health benefits — Medical, Dental & Vision
  • 401(k) with 3% company match
  • Company-paid life insurance
  • Paid vacation and holidays
  • Paid certifications and professional development
  • Tool purchase program
  • Rent discount potential
  • Performance-based bonus opportunities
  • A real career path in Maintenance — with opportunities to continue growing into senior and regional leadership roles
Requirements:

What We're Looking For

  • 5+ years of hands-on maintenance, facilities, or skilled-trades experience, with strong HVAC experience preferred
  • Demonstrated experience leading, coaching, or mentoring a maintenance team or crew
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, and general building repairs
  • Ability to diagnose problems and make sound repair-vs.-replace decisions
  • Experience prioritizing multiple work orders, turns, projects, and competing property needs
  • Comfortable using technology and maintenance/work-order systems to manage and track work
  • Experience managing maintenance expenses, vendors, and/or budgets
  • Strong problem-solving and decision-making skills
  • Clear communication and a resident-focused approach to service
  • An ownership mindset — someone who sees a problem, takes responsibility, and follows it through to resolution
  • Flexibility to respond to changing priorities and emergency/on-call needs
  • High school diploma or GED required
  • Ability to reliably commute to and around the property as required for the role

Physical Requirements

This is an active, hands-on maintenance leadership position. Team members must be able to:

  • Frequently lift and carry up to 50 lbs., including tools, equipment, appliances, and supplies
  • Occasionally lift or move up to 100 lbs. with assistance or appropriate equipment
  • Stand and walk for extended periods throughout the workday
  • Regularly bend, kneel, squat, reach, and work overhead
  • Frequently climb stairs and ladders, including extension ladders
  • Work in tight or confined spaces as required for repairs
  • Push and pull equipment, carts, appliances, or furniture
  • Use hand and power tools requiring fine motor skills and manual dexterity

Ready to Lead From the Front?

If you’re an experienced maintenance professional who’s ready to lead people, own results, and continue growing your career, we want to hear from you.

Apply today. We’d love to learn more about you and help you grow your career on higher ground — the Heritage Hill Way.
