Billingsley Company is seeking an experienced Service Manager to oversee maintenance operations at one of our Class A multifamily communities. This role is responsible for maintaining the property to the highest standards while managing the maintenance team, controlling expenses, overseeing vendors, and ensuring timely completion of service requests and apartment turns.
Responsibilities
- Partner with the Portfolio Manager to monitor turnover, capital expenditure, and repair and maintenance budgets.
- Assist with developing and managing the annual service budget in alignment with financial forecasts and operational goals.
- Monitor expenses, identify cost-saving opportunities, and ensure maintenance operations remain within budget.
- Negotiate and manage service contracts and vendor relationships, ensuring work meets quality, safety, and budget expectations.
- Conduct regular inspections of apartment turns, common areas, pools, landscaping, amenities, building systems, and other property areas.
- Oversee apartment make-ready operations and ensure homes are completed on schedule and meet Billingsley’s quality standards.
- Develop and manage preventive maintenance programs to reduce service disruptions and extend the life of property systems and equipment.
- Ensure service requests, repairs, and maintenance projects are completed accurately and within established timelines.
- Develop, maintain, and communicate emergency response and property safety plans.
- Hire, train, schedule, coach, and manage maintenance team members.
- Establish clear performance expectations, evaluate employee performance, and address performance or staffing issues as needed.
- Maintain accurate maintenance records, inspection documentation, inventory, and vendor information.
- Ensure compliance with company policies, Fair Housing requirements, OSHA standards, and all applicable local, state, and federal regulations.
- Participate in the property’s on-call rotation and respond to emergencies as needed.
- Deliver exceptional service to residents and work collaboratively with the property management team to support resident satisfaction and retention.
Qualifications
Required
- High school diploma or equivalent.
- At least six years of multifamily property maintenance experience in a management or supervisory role.
- EPA, CPO, and MPO certifications.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, pool operations, and general building maintenance.
- Working knowledge of OSHA safety requirements and Fair Housing laws.
- Experience managing maintenance budgets, capital projects, vendors, and service contracts.
- Strong leadership, coaching, organizational, and problem-solving skills.
- Exceptional customer service and communication skills.
- Ability to use property management and maintenance systems, including Yardi.
- Availability to respond to emergencies and work on call, including evenings, weekends, and holidays.
- Valid driver’s license and a satisfactory driving record for the previous 12 months.
Preferred
- Additional education, technical training, or certifications related to property management, facilities management, or building maintenance.
- Experience supporting a Class A multifamily community.
