THE OPPORTUNITY
At J Street, the Assistant Community Director is a key operational leader and the Community Director’s second-in-command. This role helps keep the business moving every day by owning critical financial and resident-facing responsibilities, supporting team execution, and stepping in wherever the community needs leadership.
With a primary focus on collections, renewals, resident retention, and operational follow-through, you will help protect revenue, strengthen the resident experience, and support overall community performance while continuing to build the skills needed for future leadership growth.
WHAT YOU'LL OWN
Protect Revenue & Drive Collections
• Monitor rent collections, delinquencies, payment plans, and account activity to support timely and accurate financial performance.
• Communicate proactively and professionally with residents regarding outstanding balances, payment commitments, and next steps.
• Partner with the Community Director to reduce delinquency, safeguard revenue, and address collection trends or risks before they grow.
Drive Renewals & Resident Retention
• Own renewal follow-up and resident conversations that support retention and minimize avoidable turnover.
• Track renewal activity, resident responses, and upcoming expirations and communicate risks or opportunities to the Community Director.
• Support pricing and concession discussions by reviewing market conditions, resident feedback, and community performance.
• Assist with leasing activity, tours, applications, lease documentation, and move-in support when business needs require.
Support the Resident Experience
• Respond promptly and professionally to resident questions, concerns, and complaints and ensure appropriate follow-through.
• Build strong resident relationships and help identify opportunities to improve satisfaction, communication, and retention.
• Support resident events, community-building initiatives, online review response coordination, and other resident-engagement efforts.
Keep Operations Moving
• Support daily property operations, including move-ins, move-outs, inspections, office organization, curb appeal, and vendor coordination.
• Partner with the Service Director and service team to support apartment readiness, timely work-order completion, and resolution of resident service concerns.
• Maintain accurate resident, lease, collection, renewal, and operational information in the property management system and required reports.
Lead, Support & Step In
• Serve as a trusted partner to the Community Director and help execute community priorities, team expectations, and action plans.
• Step into day-to-day leadership responsibilities when the Community Director is unavailable or as assigned.
• Maintain confidentiality and professionalism when handling resident, employee, financial, and company information.
• Ensure resident and prospect interactions comply with Fair Housing, ADA requirements, J Street policies, and applicable procedures.
WHAT YOU BRING
• High school diploma or equivalent required; Bachelor’s degree preferred.
• 2+ years of multifamily housing, leasing, collections, or related property-management experience.
• Strong working knowledge of collections, lease renewals, resident relations, and onsite property operations.
• Strong communication, organization, problem-solving, and follow-through skills.
• Ability to balance resident service with financial accountability and communicate difficult information professionally.
• Proficiency in Microsoft Office; experience with Yardi, OneSite, CRM, or similar property-management platforms preferred.
• Valid driver’s license and reliable transportation.
ROLE REQUIREMENTS
• Availability to work weekends and non-traditional hours as required by the community.
• Ability to move throughout the community and apartment homes to support inspections, resident needs, and onsite operations.
• Ability to manage competing priorities, maintain accurate records, and respond with urgency in a fast-paced onsite environment.
