Summary of Job Purpose:

The Service Manager will be responsible, under the supervision of the Business Manager, for the overall maintenance of the community, plus other day-to-day operations of the community. Will supervise and train the Service Technician team to efficiently respond, troubleshoot and repair property work orders in a timely and efficient manner. In addition, the Service Manager will handle scheduling of unit turnovers, unit inspections and oversee third party vendors assigned to the community.


Minimum Education and/or Experience:

High school diploma or general education degree (GED) required.
    Minimum of 5 years Residential Maintenance industry experience (250 units or more) with a wide range of training and/or proven abilities in repairing and upgrading buildings, grounds, facilities and equipment.Minimum 2 Years experience as Lease-up Service Supervisor.Minimum of 4 years maintenance supervisor experience required.

Required Certificates/Licenses:

Valid AZ driver’s license requiredUniversal HVAC Certification requiredCertified Pool Operator (CPO) Certificate highly preferred

Essential Skills and Abilities:

Proficiency in Microsoft Office, Word and Excel required.Proficiency in Internet Software, Outlook and YARDI software required.Strong maintenance knowledge in the following areas: basic plumbing, general electrical, carpentry, painting, drywall, caulking, tile and carpet installation.Appliance experience.Some roof and fencing experience.Knowledge of pertinent occupational health and safety (OSHA) standards, the Americans with Disabilities Act (ADA) and other applicable rules, regulations and practices.Ability to understand and follow moderately complex oral and written instructions. Ability to communicate effectively instructions to subordinates, as necessary.Dependable, punctual and can anticipate and prioritize tasks daily.Ability to lead, organize and finish assigned tasks in a timely manner.Ability to develop courteous, professional and effective working relationships with employees at all levels of the organization, all vendors and onsite residents.Ability to maintain regular and consistent attendance including reporting to work on time.
