Manager - Design & Construction - Senior Living in Newport Beach, California at Hines

As a Manager, Design and Construction with Hines, you will act as the Owner's representative and manage design and construction activities for projects in Southern California, with an initial focus on senior living. The role will support projects from early due diligence and preconstruction through design, procurement, construction and closeout, while managing schedule, budget, quality and ownership requirements. The position will also serve as a California/West resource for senior living execution and help strengthen Hines' capabilities in the sector. Responsibilities include, but are not limited to:

• Coordinate and facilitate design, preconstruction and general construction activities, with particular focus on senior living projects in California.

• Support early-stage pursuits, due diligence, project budgeting, capital planning and constructability assessments.

• Interface with Hines Conceptual Construction Group and project teams in drawing and specification development, pricing, procurement strategy, and consultant and construction contracts.

• Manage and develop Assistant Construction Managers as needed.

• Monitor and review contractors' work as it relates to budget, schedule, quality and owner's program.

• Direct and coordinate activities of architects, engineers, consultants and contractors, including disciplines specific to senior living and California regulatory requirements.

• Prepare construction updates for the development group and/or ownership.

• Prepare and monitor cost estimates, budget updates, change order reports.

• Review working drawings.

• Administer change order procedures and contractor progress payments.

• Maintain and monitor the progress of punch lists.

• Control project documentation and historical data regarding construction.

• Support development and ownership teams with planning, material selection, cost estimating, construction contracts, procurement and cost monitoring.

• Serve as a California/West senior living D&C resource, sharing sector expertise and supporting future projects and pursuits as needed.

• Encourage a safe working environment and reviews all required OSHA and Worker's Compensation safety and accident reports with the General Contractor.

Minimum Requirements Include:

• Bachelor's degree, preferably in construction science, engineering, or related field.

• Five or more years of general contractor, developer or construction-related experience, including at least two years in a management role. Meaningful senior living construction experience in California is strongly preferred, including familiarity with applicable regulatory requirements, consultant coordination, procurement and local contractor/subcontractor markets.

• Demonstrate strong understanding and successful application of general construction terminology and processes; senior living design and construction experience is strongly preferred.

• Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work.

• Read and interpret detailed construction drawings and specifications and communicate findings with the project team, including requirements unique to senior living environments.

• Negotiate and interpret the intent of contract documents and mediate disputes as needed.

• Analyze and interpret various types of data in order to draw conclusions and solve problems.

• Interact with employees, visitors and contractors with poise and diplomacy.

• Maintain a calm demeanor in emergencies.

• Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style.

• Speak before an audience with confidence, using appropriate communication skills/style.

• Demonstrate strong initiative.

• Establish and maintain a cooperative working atmosphere among staff, consultants and contractors, with strong relationships in the Southern California design and construction market.

• Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.

• Perform numerical and financial calculations including calculating surfaces, volumes, weights, and measures.

• Demonstrate proficiency in Microsoft Office software.

• Work indoors approximately 85% of the time and outdoors 15% of the time.

• Use olfactory, auditory, and visual senses to inspect buildings/constructions sites and detect emergency alarms.

• Ability to climb up and down stairs, ride temporary construction hoists, access restrictive openings, and perform punch lists and emergency procedures.

• Ability to lift up to 25lbs.

• Ability to transfer locations and work overtime as business needs deem appropriate.

• Though occurrences are rare, be accessible 24 hours a day in case of an emergency.

• Compensation: $144,000 - $155,000
