Role Overview
Kairos Living is seeking an on-site Lease-Up Manager to lead lease-up for a new build-to-rent community. This role is deliberately narrow and entrepreneurial: one person on the ground whose job is creating local demand and closing homes, not administering a leasing office. Application processing, screening, scheduling, and day-to-day data and reporting are handled by Kairos' centralized leasing operations team and technology. That frees this person to spend the majority of their week outside the sales center building local demand sources, personally running tours, and closing leases. The community does not yet have a resident base or reputation in the market, so this person is building both from the ground up: every unleased home is a direct cost to the business, and this role needs to generate and close demand with real urgency. We are looking for someone with a sales and closing mentality and an entrepreneurial streak, someone comfortable directing local brokers, MLS activity, and third-party leasing support when demand requires it, rather than waiting for leads to come to them.

Compensation & Incentive Structure
Base pay: $50,000 – $60,000 annually, commensurate with experience.
In addition to base pay, this role carries a highly attractive leasing incentive plan structured around net absorption and pace against the phase delivery schedule.
