Description: Position Summary

Sharpline Communities is seeking an experienced, adaptable, and growth-minded Traveling Assistant Property Manager to support communities across our Kansas City metro and Lawrence portfolio. Rather than serving a single community, the Traveling Assistant Property Manager provides coverage and hands-on support wherever the need is greatest — covering team member PTO, filling vacant roles during recruitment, and reinforcing onsite teams during high-volume periods.

This role is a key part of Sharpline's leadership pipeline. The Traveling Assistant Property Manager gains direct exposure to every community, team, system, and process in the portfolio — learning the ins and outs of Sharpline operations from the ground up. For candidates who meet performance expectations, this position is designed as a direct pathway to promotion into a Property Manager role.

Essential Responsibilities
Site Coverage & Travel

• Operate from an assigned home base community, determined by the candidate's location and the training capabilities of the Property Manager overseeing that community.

• May be directly assigned to report to a community or office other than home base as business needs require.

• Travel between Sharpline communities in the Kansas City, MO, Kansas City, KS, and Lawrence, KS areas as assigned.

• Provide full coverage for Assistant Property Manager and leasing team members during PTO, leaves, and position vacancies.

• Integrate quickly into each community's team, systems, and daily routines with minimal ramp-up.

• Maintain continuity of operations, reporting, and resident service at every assigned community.

• Communicate proactively with Property Managers and leadership regarding site needs, priorities, and observations.

• During off-season or slower periods, remain stationed at the home base community and provide virtual support to other communities as needed.


Leasing & Occupancy

• Support leasing efforts at assigned communities to achieve and maintain occupancy goals.

• Conduct apartment tours and effectively communicate community features and benefits.

• Follow up on all leads according to company standards.

• Process applications and coordinate move-in procedures.

• Assist with resident retention initiatives, lease renewals, and expiration management.


Resident Relations

• Deliver exceptional customer service to current and prospective residents at every community.

• Address resident concerns promptly and professionally, maintaining positive relationships.

• Support resident events, engagement initiatives, and community communications.


Financial & Administrative Management

• Assist with rent collection efforts and delinquency management, including collection calls and documentation.

• Process and track resident payments accurately and maintain resident ledgers.

• Assist in preparing monthly reports, financial summaries, and move-out charge documentation.

• Coordinate eviction preparation and documentation as necessary, in accordance with company policy and applicable laws.


Property Operations & Compliance

• Support daily office operations and administrative functions at assigned communities.

• Ensure resident files remain complete and audit-ready.

• Maintain compliance with Fair Housing regulations and company policies at every location.

• Assist with property inspections, operational audits, and implementation of company initiatives.

Required Qualifications:

• High school diploma or equivalent.

• Prior experience as an Assistant Property Manager (or equivalent multifamily role) and leasing experience.

Reliable personal vehicle, a clean driving record, valid driver's license, and proof of current auto insurance — verified prior to hire.

• Ability to travel between communities daily and adjust site assignments on short notice.

• Strong organizational and multitasking abilities.

• Proficiency with Microsoft Office Suite.

• Excellent verbal and written communication skills.

• Ability to maintain confidentiality and professionalism.


Preferred:

• Experience supporting multiple communities or working in a floating/roving capacity.

• Experience with property management software such as AppFolio.• Knowledge of Fair Housing regulations.

• Experience with collections, delinquency management, and resident retention.

Physical Requirements:

• Ability to operate a motor vehicle and travel between communities daily.

• Ability to walk apartment homes and community grounds.

• Ability to climb stairs and navigate multiple building levels.

• Ability to lift up to 25 pounds occasionally.

• Ability to sit, stand, and operate office equipment for extended periods.

Compensation: $55,000–$62,000 annually | Sign-On Bonus
