Pratum Companies is looking for experienced Community Managers to join our South Florida team, with opportunities available in West Palm Beach, Fort Pierce, and Fort Lauderdale.
And we're offering a $1,500 sign-on bonus because we know experienced Affordable Housing professionals bring tremendous value to the table.
We are looking for Community Managers who aren't afraid to take ownership of their community. Someone who can lead a team, build relationships with residents, stay ahead of compliance, manage the financial side of the property, and make sure the community looks and operates the way it should.
If you understand LIHTC, Project-Based Section 8, HUD compliance, occupancy, collections, budgets, maintenance operations, and resident relations, this could be the opportunity you've been waiting for.
What You'll Be Leading
As the Community Manager, you are the quarterback of the property. You will oversee the overall operation of your community while working with your team to meet the financial, operational, compliance, and resident-service goals of the property.
Your responsibilities will include:

Your responsibilities will include: - Overseeing annual and interim recertifications, income certifications, resident eligibility, and compliance reporting
- Making sure resident files are accurate, complete, organized, and audit-ready
- Preparing and managing annual property budgets
- Monitoring expenses, collections, delinquency, and overall financial performance
- Reviewing financial reports and identifying areas that need attention
- Walking the property regularly and making sure the grounds, buildings, common areas, vacant units, and amenities meet company standards
- Keeping unit turns and make-readies moving so vacant apartments don't sit any longer than necessary
- Coordinating maintenance and repairs and making sure health and safety issues are addressed promptly
- Building positive relationships with residents while still holding everyone accountable to the lease and community policies
- Addressing resident concerns and resolving issues professionally and fairly
- Supervising, coaching, training, and developing your onsite team
- Creating a culture of teamwork, accountability, urgency, and pride in the property
- Building relationships with local organizations, agencies, vendors, and community partners
- Keeping ownership and leadership informed about what's happening at the property — the good, the challenging, and everything in between

Who We're Looking For
We're looking for someone with experience who can come in ready to lead.
You should have:
- At least 3 years of residential property management experience
- Strong experience managing Affordable Housing communities
- Working knowledge of both LIHTC and Project-Based Section 8
- Knowledge of HUD regulations, income certifications, recertifications, and compliance requirements
- Experience managing occupancy, delinquency, collections, leasing, and resident relations
- Strong financial knowledge, including budgets, expenses, variance review, and financial reporting
- Experience supervising and developing onsite employees
- Strong communication and organizational skills
- The ability to handle difficult situations professionally and make sound decisions
- The ability to work independently while also being part of a larger regional team
- Working knowledge of Yardi, Outlook, Microsoft Office, and property management software

Property Management isn't always an 8-to-5 world. Candidates must be dependable and able to work their scheduled hours consistently. There may be times when overtime, on-call responsibilities, after-hours resident events, or travel are required.
We aren't going to pretend Property Management doesn't occasionally throw a curveball — we're looking for leaders who know how to catch it and keep moving.
Education & Experience
A high school diploma or GED is required, along with a minimum of three years of residential property management experience.
Candidates must be comfortable working with financial information, performing intermediate mathematical calculations, using property management software, and managing the many moving pieces that come with operating an Affordable Housing community.

This position is exempt and has an anticipated annualized base salary range of $63,000–$65,975 for a new employee. Actual compensation will depend on relevant factors including experience, qualifications, knowledge, skills, abilities, property/client requirements, budget guidelines, and other job-related considerations. This position may also be eligible for discretionary and/or performance-based bonuses.
