Richman Property Services, Inc. is currently seeking a community-inspired, passion-driven, team-oriented, full-time Maintenance Technician II with a can-do attitude to join our growing Maintenance Team! Our Maintenance Tech II will support Royal Palm Key Apartments, a multi-family residential community in Tampa, FL.

🔧 Position: Maintenance Technician II
📍 Location: Royal Palm Key Apartments, Tampa, FL
⏰ Hours: We are hiring for multiple shifts: Thursday through Monday, 8:00am to 5:00pm, and Friday through Tuesday, 8:00am to 5:00pm, with either a 30 or 60 minute unpaid lunch break daily

⭐ Key Qualifications:
· Minimum of 3 years' experience with apartment/residential maintenance operations, floating or multiple asset coverage preferred
· EPA I & II is a federal requirement for this position, or EPA Universal
· Active/clean Driver's License required
· Excellent resident relations skills, an eye for curb appeal, and a proven ability to work well in a team environment

🛠️ Responsibilities:
· Execute and sustain daily repair and upkeep of the property
· Prepare vacant units for occupancy within established deadlines
· Manage service requests and response times, ensuring completion within established deadlines while warranting responsive, efficient, and courteous customer service
· Ensure compliance with safety regulations and company policies
· Always maintain a safe work environment and report any safety concerns/issues to the Maintenance Supervisor or Property Manager
· Uphold and demonstrate exceptional customer service
· Seek educational opportunities and self-improvement for personal growth and development
· Participate in ongoing property preventative maintenance plan
· Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds
· Complete required tasks such as training, logs, and reports in a timely manner
· Communicate adequate inventory of maintenance supplies and parts

✅ Qualifications:
Education:
· High school diploma or GED; industry-related courses preferred

Experience:
· Minimum of three (3) years of maintenance and general repair experience or Groundskeeper
· Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc.
· Must own basic tools as allowed by state laws
· Knowledge of local, state, and federal laws, including Fair Housing Laws
· Strong organizational skills and ability to work independently

Skills & Certifications:
· EPA Section 608 Type I and II or Universal Technician license, strongly preferred
· Valid Driver's License required
· Proficient in English for communication and record-keeping purposes
