Job Description

Apt.Residential is a fast-growing build-to-rent (BTR) development and investment manager shaping the future of rental living in Australia.

We create thoughtfully designed homes and connected communities that prioritise resident experience, convenience and long-term value. Our vision is to transform renting into an iconic lifestyle, redefining renting as the ultimate lifestyle investment.

We’re looking for an experienced Financial Controller to lead the day-to-day financial management and control of Apt.Residential and support the performance of our growing property portfolio.

Reporting to the Finance Director, you’ll lead and develop our Finance team, oversee financial reporting and compliance, and partner with teams across the business to provide meaningful financial insight and support informed decision-making.

This role goes beyond producing accurate numbers. We’re looking for a hands-on finance leader who can strengthen our financial controls, improve systems and processes, and understand the commercial and operational drivers behind our business.

What you’ll do:

  • Lead the day-to-day Finance function, setting clear priorities and ensuring financial activities are delivered accurately and on time
  • Lead, support and develop the Finance Manager and Property Accountant, providing guidance and maintaining clear accountability across the team
  • Oversee month-end and year-end processes, including financial statements, management accounts, reconciliations and supporting schedules across Apt.Residential and its associated entities
  • Prepare and review monthly management reporting, providing clear commentary on financial performance, variances, risks and emerging trends
  • Lead annual budgeting and forecasting, working with Property, Asset Management, Development and Operations teams to develop robust assumptions and commercially informed forecasts
  • Oversee property and corporate accounting, ensuring financial transactions are accurately recorded, appropriately allocated and supported by effective controls
  • Manage cash flow forecasting and treasury activities, maintaining visibility over liquidity, funding requirements and cash movements
  • Maintain and strengthen financial controls, policies and approval processes as the business grows
  • Oversee statutory reporting, tax and regulatory compliance, working with external advisers to ensure obligations are met
  • Lead the annual external audit process and manage relationships with auditors, tax advisers, banks and other financial service providers
  • Improve finance systems, reporting, processes and automation to support a scalable and efficient Finance function
  • Partner with senior leaders and teams across the business to provide financial guidance, challenge assumptions and support commercial and operational decisions
  • Support the Finance Director on business planning, financing, investment and other strategic projects

What we’re looking for:

  • Tertiary qualification in Accounting, Finance, Commerce or a related discipline, and a CA or CPA qualification
  • Significant post-qualification experience, including experience as a Financial Controller, Senior Finance Manager or in a similar senior finance leadership role
  • Experience leading and developing finance professionals, with the ability to delegate, review work and maintain accountability for team outcomes
  • Strong technical accounting knowledge and experience overseeing financial reporting, budgeting, forecasting, statutory compliance and audit processes across multiple entities
  • Experience in property, funds management, real estate, development or another asset-intensive environment is strongly preferred
  • Experience in build-to-rent, residential property or an operating property portfolio will be highly regarded
  • Strong understanding of financial controls, governance and risk management, with the ability to strengthen control frameworks as a business grows
  • Strong analytical and commercial skills, with the ability to turn financial information into practical insights and recommendations
  • A hands-on, solutions-focused approach and the ability to balance attention to detail with a broader commercial perspective
  • Strong communication and stakeholder management skills, with the confidence to work with senior leaders and non-finance teams
  • Advanced Microsoft Excel skills and confidence working with financial and reporting systems
  • Experience with Yardi or a similar property management and accounting system will be highly regarded

This is your chance to:

  • Lead and develop a Finance team within a growing build-to-rent business
  • Work closely with senior leaders and teams across Property, Asset Management, Development and Operations
