Position Summary
We are seeking a Revenue Analyst to support pricing strategy and revenue optimization across our multifamily portfolio. This role will analyze property performance, monitor market trends, and generate actionable insights to help maximize rental income, occupancy, and overall revenue performance.
The Revenue Analyst will collaborate closely with Revenue Management, Asset Management, and Property Management teams to evaluate performance metrics, identify risks and opportunities, and support the execution of portfolio pricing strategies. The ideal candidate is analytical, detail-oriented, highly organized, and thrives in a collaborative environment.
Key Responsibilities
- Pricing Analysis & Execution
- Analyze performance metrics including occupancy, leasing velocity, traffic, conversions, renewals, and concessions.
- Conduct weekly pricing reviews across the portfolio and prepare rent and renewal recommendations for approval by the Revenue Manager.
- Assist with the development and implementation of portfolio-wide revenue management strategies.
- Analyze the financial impact of pricing decisions, including loss-to-lease, blended lease rate growth, and renewal spread performance.
- Document pricing decisions and maintain clear records of weekly review outcomes to ensure accountability and consistency.
- Market Intelligence & Analysis
- Analyze submarket data, competitor pricing, and rent comps to inform decisions and ensure competitive positioning.
- Attend weekly pricing review calls with Asset Management and Property Managers and follow up on the action items discussed.
- Complete ad hoc analysis on leasing velocity, revenue trends, retention rates, and other trends as directed by the Revenue Manager.
- Pricing Process Administration & Optimization:
- Upload new pricing to the property management system after reviews are completed.
- Implement enhancements to processes and reporting to increase efficiency and pricing accuracy as directed by the Revenue Manager.
- Support onboarding of new acquisitions by ensuring timely and accurate setup within revenue systems.
- Oversee unit amenities assignments, ensuring pricing is accurate for individual units across the portfolio based on their unique finishes.
- Maintain detailed process documentation to reflect current pricing methods and procedures.
- Collaboration & Reporting
- Partner with Operations, Leasing, and Asset Management teams to ensure current pricing strategies align with business objectives.
- Prepare recurring portfolio performance reports for operations, asset management, and senior leadership.
- Maintain daily dashboards and reporting tools to ensure data accuracy and consistency.
Qualifications
- Bachelor’s degree required in Business, Real Estate, Economics, Data Science, or a related field.
- 2 - 4 years of experience at a real estate organization in revenue management, financial analysis, or pricing strategy functions, preferably in multifamily housing sector.
- Advanced proficiency in Microsoft Excel and strong analytical skills.
- Excellent communication and interpersonal skills. Prior experience collaborating closely with real estate Operations teams preferred.
- Highly organized and able to manage multiple priorities in a deadline-driven environment. Experience using project management tools to manage personal work is a plus.
- Experience working in a value-add real estate environment is a plus.
- Experience creating documentation for processes and systems is a plus.
- Experience building dynamic reports or dashboards with coding/scripting tools is a plus.

- Compensation Range: The expected base salary range for this role is $70,000 – $85,000 annually. Actual compensation will be determined based on skills, experience, and qualifications in accordance with the New York City Pay Transparency Law.
