This is an onsite position. This role will not be remote. This is a 1st shift position with the anticipated hours of 6:00 AM - 2:30 PM.

POSITION PURPOSE

Under general direction, the Facilities Supervisor organizes, monitors, and supervises facility maintenance operations and provides technical assistance to the Manager and Director of Facilities.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Plan, prioritize, assign, supervise, review, and work with the staff responsible for facility maintenance.
  • Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
  • Participate in the development of goals, objectives, and policies and procedures; make recommendations for changes and improvements to existing standards, policies, and procedures; participate in the implementation of approved policies and procedures; monitor work activities to ensure compliance with established policies and procedures.
  • Participate in the preparation and administration of the facility maintenance budget; submit budget recommendations; monitor expenditures; prepare cost estimates; submit justifications for equipment; monitor budget expenditures.
  • Spend time daily at the Julia M. Carson Transit Center ensuring that the General Laborer Facility Staff on hand is performing their job properly and that they have supplies needed to perform their job in keeping the Julia M. Carson Center in clean and presentable condition for our customers and staff.
  • Assist in evaluating all bus stops and shelters to ensure that they are well-maintained and clean and that all damage to signs, posts, shelters, bike racks, benches, and any other amenities are repaired properly.
  • Monitor and control supplies and equipment; order supplies and tools as necessary; prepare documents for equipment procurement; prepare specifications and contracts for contract services.
  • Help coordinate training in facility maintenance and safety methods, procedures, and techniques.
  • Develop, organize, and monitor preventative maintenance and safety inspection programs for all facilities and equipment.
  • Help coordinate construction projects, remodels, and special projects.

OTHER FUNCTIONS

  • Reviews facilities compliance with regulatory guidelines (i.e., Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), and Indiana Department of Environmental Management (IDEM)); develop and implement the necessary changes to ensure full compliance and immediate response to any findings.
  • Assist in the preparation of various contracts, request for proposals and reports.
  • Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance.
  • Provide support for other departments on activities that require the use of specific facilities or facilities personnel.
  • Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES

  • Directly supervise one or more employees.
  • Apply supervisory responsibilities according to organizational policies and applicable laws.
  • Plans, schedules, assigns, and directs work; sets goals for the staff; evaluates and manages employee performance; addresses complaints and resolves employee issues.

EDUCATION AND/OR EXPERIENCE

To perform this job successfully, an individual must have the following education and/or experience.

  • An associate’s degree or completion of a formal trade school program in facility management, engineering, or a related field is preferred.
  • Minimum of 3 years in building or facilities maintenance.
  • Any combination of education and experience that provides an equivalent background may be considered.

KNOWLEDGE, SKILLS, AND ABILITIES

The requirements listed below are representative of the knowledge, skills, and/or abilities required to perform each essential duty satisfactorily.

  • Knowledge of methods and techniques of facility and/or building maintenance.
  • Knowledge of engineering, design, blueprints, landscaping techniques, drainage systems, and site preparations.
  • Ability to read and understand construction drawings, plans and specifications.
  • Ability to develop cost estimates for supplies and equipment.
  • Knowledge of equipment, tools, and materials used in facility maintenance activities.
  • Knowledge of construction and project management principles.
  • Knowledge of occupational hazards, and safety rules and regulations.
  • Knowledge of local, state, and federal laws, ordinances, codes and rules.
  • General working knowledge of electrical, heating, ventilation, and air conditioning (HVAC), hydraulics, pneumatics, and plumbing.
  • Proficiency in using a computer and related technology, including proficiency with Microsoft Office, the Internet, and complex spreadsheets and databases.
  • Ability to operate office equipment, including copiers, fax machines, and phones.
  • Ability to understand and follow instructions.
  • Sound presentation skills and the ability to communicate to groups.
  • Ability to interact with others, both in person and through phone, e-mail, and written correspondence; including interaction with internal and external constituents.
  • Demonstrated decision-making and problem-solving abilities.
  • Ability to perform mathematical calculations, including addition, subtraction, multiplication, division, percentages, ratios, and fractions.
  • Ability to prioritize, organize, and manage tasks and time effectively.
