Community Manager – Manufactured Housing

M. Shapiro Real Estate Group is a growing and dynamic property management company seeking an experienced Community Manager to oversee one of our Manufactured Home Communities.

The Community Manager serves as the leader of the community and is responsible for driving occupancy, resident satisfaction, financial performance, and operational excellence. This individual must be an organized, proactive professional who thrives in a fast-paced environment, delivers exceptional customer service, and takes pride in creating a welcoming, well-maintained community.

Job Duties
Community Operations
• Manage the daily operations of the manufactured home community while maintaining company standards.
• Ensure the community remains clean, safe, attractive, and professionally maintained.
• Conduct regular property inspections and coordinate maintenance and capital improvement projects.
• Ensure compliance with company policies, community rules, and applicable federal, state, and local regulations.
Resident Relations
• Deliver exceptional customer service to current and prospective residents.
• Build positive relationships with residents while addressing concerns promptly and professionally.
• Resolve resident issues using sound judgment and excellent communication skills.
• Promote resident retention through proactive communication and service.
Leasing & Sales
• Develop and implement marketing strategies to increase occupancy and home sales.
• Market community homes, including new, pre-owned, and brokered homes.
• Manage all aspects of leasing, home sales, lease-to-own, and rental programs.
• Coordinate home preparations, closings, move-ins, and follow-up with new residents.
• Meet or exceed occupancy, leasing, and home sales goals.
Financial Management
• Manage rent collections and ensure timely deposits.
• Monitor delinquent accounts and oversee collections and eviction processes in partnership with the Regional Manager.
• Prepare, manage, and monitor the community operating budget.
• Review monthly financial reports, analyze variances, and identify opportunities to improve financial performance.
• Manage community expenses while maintaining high operational standards.
Leadership
• Supervise and support on-site team members and vendors.
• Foster a positive, accountable, and service-focused work environment.
• Ensure work is completed efficiently while meeting company expectations and deadlines.
• Participate in additional projects and responsibilities as assigned.

Job Requirements
• Minimum of 2 years of property management experience, preferably in manufactured housing or multifamily housing.
• Minimum of 2 years of supervisory or management experience.
• Proven experience in leasing, sales, customer service, and resident retention.
• Strong understanding of budgeting, financial reporting, and rent collections.
• Working knowledge of basic property maintenance and capital improvement coordination.
• Excellent communication, negotiation, and conflict resolution skills.
• Strong organizational skills with the ability to prioritize multiple responsibilities.
Self-motivated with the ability to work independently and make sound business decisions.
• Knowledge of Fair Housing regulations and applicable federal, state, and local laws.
• Proficiency with Microsoft Office (Word, Excel, Outlook); experience with Rent Manager or other property management software is preferred.
• High school diploma or GED required; Bachelor's degree in Business, Real Estate, Hospitality, or a related field is preferred.
• Ability to respond to community needs outside of normal business hours when necessary.
• Valid driver's license and reliable transportation. Excellent written, verbal, interpersonal, presentation, coaching, conflict-resolution, customer service, problem-solving, and executive communication skills as applicable to the role.
