Position Summary
The Maintenance Manager is responsible for building a structured, data-driven maintenance program that improves uptime, reduces downtime, and supports operational growth. The Maintenance Manager will transition the department from reactive repair to a preventive and predictive maintenance environment, while ensuring equipment reliability, facility safety, and cost control. Success in this role is defined by measurable improvements in uptime, cost management, team capability, and system implementation.
Core Responsibilities
Preventitive & Predictive Maintenance Implementation
- Implement a documented Preventive Maintenance (PM) program covering 100% of critical production assets.
- Establish asset registry with equipment criticality ranking.
- Achieve ≥ 98% schedule compliance.
- Reduce unplanned downtime by 25% from baseline.
- Reduce emergency work orders to < 30% of total work orders.
- Creation and fostering a preventive/predictive environment.
Work Order & Maintenance Tracking System
- Implement structured work order system (manual or CMMS).
- Ensure 100% of maintenance work is documented through work orders.
- Establish baseline metrics for downtime, response time, and repair time.
- Mean Time to Repair (MTTR): Improve by 15% within 6 months.
- Mean Time Between Failure (MTBF): Improve by 20% within 12 months.
- Work Order Closure Rate: ≥ 95% closed within scheduled timeframe.

Equipment Reliability & Uptime
- Maintain ≥ 95% production equipment uptime.
- Respond to critical breakdowns within 15 minutes during operating hours.

Budget & Cost Management
Annual Financial Objectives:
- Communicate with operations department daily to provide immediate, timely support to ensure operational needs are met.
- Operate within approved maintenance budget (±3% variance).
- Reduce parts spend variance through improved inventory planning.
- Maintain critical spare parts availability at ≥ 98%.
- Reduce reactive repair costs by 20% year-over-year.
Team Leadership & Development
- Assess team skill gaps and create documented training plan.
- Implement weekly maintenance team meetings with KPI review.
- Establish on-call and weekend coverage structure.
- Cross-train 100% of maintenance staff on critical production equipment.
- Improve internal response satisfaction score from Operations to ≥ 90%.
- Reduce overtime caused by reactive breakdowns by 25%
. Capital & Facility Projects
- Lead major maintenance and facility improvement projects on time and within budget.
- Deliver project ROI analysis for all capital requests over $5,000.
- Ensure zero lost-time incidents during maintenance-related projects.

- Attend daily production meetings and communicate equipment status.
- Provide weekly maintenance KPI dashboard to Operations.
- Lead root cause analysis (RCA) on all major breakdown events within 48 hours.
- Provide monthly summary report outlining:

Required Qualifications
- Minimum 3 years of maintenance leadership experience.
- Experience in manufacturing environment (food manufacturing preferred).
- Demonstrated success implementing preventive maintenance systems.
- Strong working knowledge of mechanical, electrical, pneumatic, and facility systems.
- Proven ability to lead teams in fast-paced growth environments.
- Flexible schedule including weekends as required.
Physical demands:
- Exert up to 100 lbs occasionally, 50 lbs frequently, and 20 lbs constantly to move objects.
- Stand for long periods; lift/maneuver drums (~440 lbs) with assistance.
- Perform repetitive movements and work in variable temperatures.
- Flexibility for varying shifts, overtime, and weekend work.
