Vice President of Business Development – ColdSpace

Division: ColdSpace, a Division of CleanSpace Modular

ColdSpace is a specialized division of CleanSpace Modular focused exclusively on the food processing and cold storage industry. ColdSpace provides construction and facility solutions for cold storage facilities, refrigerated distribution centers, freezer facilities, food processing facilities, and other temperature-controlled environments.

As ColdSpace establishes and expands its national presence, we are seeking a Vice President of Business Development to lead the division's national business development strategy, build strategic relationships, identify major market opportunities, and establish a sustainable pipeline of food processing and cold storage projects.

About the Role

The Vice President of Business Development – ColdSpace will be responsible for developing and executing the company's national business development strategy across the food processing and cold storage construction markets.

This is a senior leadership position focused on market development, strategic relationships, major account development, and opportunity generation. The VP of Business Development will identify where ColdSpace should compete, who it should build relationships with, and how the company can establish itself as a preferred construction partner within the industry.

The successful candidate will bring extensive industry relationships and a proven track record of developing large-scale construction opportunities. This individual will work directly with owners, developers, operators, food processors, general contractors, architects, engineers, consultants, and other industry stakeholders to identify projects well before they reach the traditional bidding stage.

The VP of Business Development will work closely with the Director of Sales and broader ColdSpace leadership team to convert strategic relationships and market opportunities into qualified sales pursuits and ultimately awarded projects.

This position is particularly important during the development of ColdSpace as it will help establish the division's national customer base, strategic accounts, market positioning, and long-term growth strategy.

Core Responsibilities

National Business Development Strategy

  • Develop and execute a comprehensive national business development strategy for ColdSpace.
  • Establish target markets, industries, geographic regions, and strategic accounts.
  • Identify areas of growth within the food processing and cold storage construction markets.
  • Develop annual business development goals and strategies aligned with ColdSpace's revenue objectives.
  • Establish long-term strategies for customer acquisition, account growth, and market penetration.
  • Provide executive leadership with market intelligence, competitive analysis, and growth recommendations.
  • Identify opportunities for strategic partnerships, alliances, and other channels for business development.

Strategic Account Development

  • Develop and maintain relationships with major national and regional cold storage owners, operators, developers, and food processors.
  • Establish relationships with senior executives and key decision-makers within target organizations.
  • Develop strategic account plans for high-value customers and prospects.
  • Identify opportunities for national, multi-site, and repeat-project relationships.
  • Develop relationships with national general contractors, architects, engineers, consultants, and other project influencers.
  • Position ColdSpace for early involvement in major capital projects and development programs.

Market Development

  • Monitor national trends in food processing, cold storage, refrigerated distribution, and temperature-controlled construction.
  • Identify upcoming developments, expansions, facility upgrades, acquisitions, and capital investment programs.
  • Develop intelligence regarding customer investment plans, competitive activity, construction trends, and market opportunities.
  • Identify new geographic and industry segments where ColdSpace can establish a competitive presence.
  • Represent ColdSpace at major industry conferences, trade shows, association meetings, and executive networking events.
  • Establish ColdSpace as a recognized and trusted industry resource.

Opportunity Generation

  • Develop a consistent pipeline of qualified national opportunities.
  • Identify projects during the earliest stages of development and establish relationships before formal procurement or bidding.
  • Work with the Director of Sales to convert strategic opportunities into active sales pursuits.
  • Qualify opportunities based on project size, scope, timing, customer fit, competition, strategic value, and probability of award.
  • Participate in major customer presentations, project strategy meetings, negotiations, and executive-level discussions.
  • Support the development of pursuit strategies for large and complex projects.
  • Ensure major opportunities are properly transitioned into the sales and estimating process.

Executive-Level Customer Engagement

  • Serve as a senior representative of ColdSpace with key customers and strategic partners.
  • Develop trusted-advisor relationships with owners, executives, developers, and operators.
  • Understand customer capital plans, operational challenges, expansion strategies, and long-term facility needs.
  • Identify opportunities where ColdSpace can provide value beyond traditional construction services.
  • Maintain relationships throughout the project lifecycle to encourage repeat and multi-project business.

Sales & Business Development Leadership

  • Partner with the Director of Sales to establish clear responsibilities between strategic business development and active sales pursuits.
  • Develop standardized business development processes, account strategies, and pipeline requirements.
  • Mentor and support Business Development Managers and sales professionals.
  • Help establish performance expectations and KPIs for the ColdSpace business development organization.
  • Participate in recruiting and development of future sales and business development personnel.
  • Create a culture focused on relationship development, strategic selling, accountability, and profitable growth.

Cross-Functional Leadership

  • Work closely with Estimating and Preconstruction to determine project feasibility, budgets, scope, and pursuit strategy.
  • Coordinate with Design and Engineering to understand customer requirements and develop appropriate solutions.
  • Work with Procurement and Construction leadership to understand project delivery capabilities and market conditions.
  • Ensure business development commitments align with ColdSpace's operational capabilities.
  • Provide internal teams with market and customer intelligence necessary to support successful pursuits.
  • Facilitate effective transition from strategic opportunity development to the sales, estimating, and project execution teams.

Minimum Qualifications

  • Bachelor's degree in Business, Marketing, Construction Management, Engineering, or a related field preferred.
  • 10+ years of progressive business development, sales, or executive-level commercial experience within construction, design-build, cold storage, food processing, industrial construction, or a related industry.
  • Demonstrated success developing large-scale construction or capital project opportunities.
  • Established national network of relationships within the cold storage and/or food processing industries.
  • Proven experience developing strategic accounts and executive-level customer relationships.
  • Strong understanding of cold storage and food processing facility development and construction.
  • Demonstrated ability to build and execute national business development strategies.
  • Strong financial and commercial understanding of construction projects.
  • Exceptional communication, presentation, negotiation, and relationship-building skills.
  • Ability and willingness to travel extensively throughout the United States.

Preferred Qualifications

  • Existing relationships with major national cold storage owners and operators.
  • Established relationships with major food processors and food distribution companies.
  • Experience with national or multi-site capital development programs.
  • Experience selling design-build or construction services for cold storage and food processing facilities.
  • Existing relationships with national developers and general contractors.
  • Experience building and managing business development or sales teams.
  • Knowledge of refrigerated distribution, freezer facilities, food processing environments, insulated panel systems, and specialized building systems.
  • Experience developing strategic partnerships and long-term customer agreements.
  • Experience with CRM platforms, pipeline management, and sales analytics.

The Vice President of Business Development – ColdSpace will play a foundational role in building a new national business division within CleanSpace Modular.

This individual will have the opportunity to shape the market strategy, establish ColdSpace's national customer base, develop major strategic accounts, and build the relationships that will drive the division's long-term growth.

The ideal candidate is not simply a salesperson. They are a market builder and relationship leader who understands the food processing and cold storage industries, has access to decision-makers, can identify opportunities years before construction begins, and can develop those relationships into long-term strategic partnerships.

The objective is to make ColdSpace a recognized national construction partner for food processing and cold storage owners, operators, and developers—and to build the business development platform capable of sustaining that growth for years to come.
