Job Description
Position Summary: The Maintenance Director is responsible for leading, coordinating, and performing maintenance operations across multiple properties. This is a hands-on leadership role that requires strong technical skills, practical problem-solving, excellent organization, and the ability to prioritize competing needs across buildings, guest areas, grounds, equipment, and building systems. The position directly oversees one Maintenance Manager and works closely with property leadership, front desk, housekeeping, vendors, and contractors to ensure safe, clean, functional, and well-maintained properties.
Key Responsibilities- Oversee maintenance, repairs, preventive maintenance, and property upkeep across multiple properties.
- Perform hands-on maintenance work, including troubleshooting and repairs related to plumbing, electrical, HVAC, carpentry, painting, fixtures, equipment, locks, lighting, appliances, guest rooms, public spaces, grounds, and building systems.
- Supervise, coach, schedule, and support one Maintenance Manager, ensuring work is completed efficiently and to company standards.
- Prioritize daily work orders, urgent repairs, room readiness issues, safety concerns, and long-term maintenance projects across all assigned properties.
- Develop, maintain, and execute preventive maintenance programs to reduce downtime, extend equipment life, and protect property assets.
- Conduct regular property inspections to identify maintenance needs, safety hazards, cosmetic issues, and opportunities for improvement.
- Respond promptly to maintenance emergencies, guest-impacting issues, after-hours calls, and urgent operational needs.
- Coordinate with front desk, housekeeping, and property leadership to minimize disruption to guests and operations.
- Manage outside vendors and contractors, including scheduling work, obtaining estimates, monitoring quality, and ensuring timely completion.
- Maintain organized records of work orders, inspections, preventive maintenance, equipment servicing, vendor work, parts, and project status.
- Assist with maintenance budgets by monitoring labor, parts, materials, tools, supplies, and contracted services.
- Ensure properties comply with applicable safety standards, company policies, brand expectations, and local requirements.
- Maintain tools, equipment, maintenance areas, storage spaces, and shop areas in a safe, clean, and organized condition.
- Identify capital improvement needs and recommend repair, replacement, or upgrade priorities to leadership.
- Lead by example through professionalism, accountability, responsiveness, and a strong service mindset.
- Previous maintenance leadership experience required; multi-property, hotel, hospitality, residential, or commercial property experience preferred.
- Strong hands-on knowledge of general building maintenance, including basic electrical, plumbing, HVAC, carpentry, painting, appliance repair, mechanical systems, and grounds upkeep.
- Ability to diagnose problems, make practical repairs, and determine when outside contractors are needed.
- Experience supervising, training, scheduling, or supporting maintenance staff.
- Strong organizational skills with the ability to manage multiple properties, projects, requests, and deadlines at the same time.
- Good communication skills and the ability to work professionally with guests, employees, managers, vendors, and contractors.
- Ability to use a work order system, email, phone, and basic computer tools.
- High school diploma or equivalent required; trade school, technical training, or related certifications preferred.
- Valid driver’s license and reliable transportation required for travel between properties. Those with DUI’s cannot be considered.
- Candidates will be subject to a criminal background check and motor vehicle background check.
- Ability to stand, walk, bend, kneel, climb, reach, lift, carry, and work with tools for extended periods.
- Ability to lift and move materials, supplies, tools, and equipment as required for maintenance work.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely use ladders, hand tools, power tools, maintenance equipment, and personal protective equipment.
