The Asset Manager plays a critical role dedicated to the long-term stewardship and advancement of HDC’s mission. Applies asset management expertise and portfolio risk analysis to evaluate property performance, utilizing technology and data analytics to drive portfolio-wide insights and strategic decision-making

This position is responsible for maximizing financial and operational performance and value of HDC’s diverse affordable housing portfolio and achievement of HDC’s asset management goals. The position collaborates closely with Finance, Real Estate Development, Property Management and Operational Leadership to support financial stability, sustainable growth, and long-term portfolio performance that drives cash to parent.

Essential Duties and Responsibilities:

Asset Management

  • Review in aggregate monthly property budget-to-actual results by comparing them to proforma and Key Performance Indicators (KPIs)
  • Collaborate with Property Management, Real Estate Development, and Finance teams to align financial performance with operational realities and positive resident outcomes.
  • Prepare clear, concise monthly performance summaries and dashboards for Board, executive management, investor, lender and regulatory agency reporting.
  • Monitor Accounts Receivable, operating reserves, replacement reserves, and cash flow to support housing stability and long-term viability.
  • Develop and maintain cash flow and distribution projections for each property.
  • Track and analyze capital expenditures across the portfolio, support capital planning, reserve adequacy analysis, and recapitalization readiness.
  • Support utility benchmarking, cost-containment strategies, and sustainability initiatives
  • Conduct quarterly site visits to strengthen understanding of property operations and physical condition.
  • Prepare and coordinate comprehensive deal books that consolidate financial, legal, and project documentation to support transaction execution.
  • Assist CFO with special analyses related to acquisitions, Year 15 exit strategies, dispositions, refinancing, and evaluation of new housing models.
  • Asset Data Analytics

  • Serve as a key administration of HDC’s Asset Management software, ensuring data integrity and producing actionable reports for variety of audiences.
  • Create and maintain KPI reports and dashboards that provide timely, accurate insights to guide leadership and operational decisions.
  • Monitor portfolio performance and provide early identification, risk analysis, and reporting of underperforming assets to drive timely mitigation strategies
  • Education, experience, and special requirements:

  • Position requires a bachelor’s degree in business or accounting or 5 years of related accounting/real estate experience.
  • Position requires a minimum of five years’ experience in asset management/real estate-related industry.
  • Demonstrates accuracy, accountability, and strong analytical skills; understands how financial performance supports resident stability and long-term mission impact. Ability to identify trends and make connections to operational efficiency.
  • Translates financial data into clear insights that support decision-making; communicates proactively, respectfully, and with integrity
  • Embraces new systems, tools, and processes; contributes to HDC’s evolution toward future-ready operations.
  • Demonstrated ability to learn and quickly develop facility with software commonly used in real estate and financial reporting, such as Yardi, MRI, RealPage, etc.
  • Position requires proficiency in Microsoft Office Suite.

    Normal work environment:

    •Work environment will be indoors and outdoors and will require 5% annual travel.

    •Requires moderate physical demands; lifting to 25 pounds, continuous standing, bending, walking, and lifting.
