Job Description
Position Summary and Objectives
The Analyst/ Senior Analyst, Asset Management reports to the VP, Asset Management, and brings exceptional analytical capability to support critical asset management functions including execution of asset and fund strategies such as repositioning / redevelopment, debt financing, joint ventures, development, valuation, investor due diligence, returns projections and ongoing asset performance reviews relying upon industry best practices and tools, in addition to establishing company practices.
Key Responsibilities:- Complete ad hoc financial analysis (i.e. NPV, IRR, ROE, ROI, sensitivity analysis, etc.) and create reports as required for internal use and external stakeholders
- Take full ownership of fund level models for liquidity management and returns forecast
- Develop and maintain transaction lookback models, asset / fund level pro-formas, capital schedules, feasibility studies, buy / hold analyses and business cases to support strategic decision making
- Prepare and update financial models in both Argus and Excel to project cash flows, investment returns and the viability of acquisitions, dispositions, debt financings and development projects
- Support the valuation, reporting and budget processes through review / updates of internal models, external appraisals and budget/reporting packages
- Prepare presentations and memos for Investment Committee and Investor approvals
- Collaborate with the transactions team on arranging debt financing, equity contributions, and new acquisition onboarding
- Collaborate with investments team on preparing research, presentations and financial models for new strategies
- Provide guidance to analysts to enhance their capabilities and quality check their work, including review of financial models
- Improve templates for financial models and reports to increase efficiencies and improve reporting
- Prepare quarterly cash flow projections and distribution recommendations
- Conduct research and maintain understanding of commercial property transactions and commercial real estate activity, including sales and listings
- Work with internal and external experts to prepare market research to support various departments and external appraisals
- Manage lender reporting requirements including obtaining lease approvals, draw requests, covenant tests
- Perform other related responsibilities as requested
Education
- Bachelor’s degree in business, math, finance, economics, real estate, or related field
- CFA and/or a professional accounting designation (CPA, CA) preferred
- Minimum 3 years full-time professional experience with financial modeling in the commercial real estate sector preferably in office, industrial, and developments
- Advanced capabilities with Microsoft Excel (financial modeling) and ARGUS Enterprise
- Sound understanding of recovery methodologies and value drivers
- Ability to run valuations and review appraisals
- Ability to work well under pressure with multiple or competing deadlines
- Solid knowledge of financial analysis such as present value, cost benefit, cash flow, IRR, EM, ROI and payback methodologies
- Knowledge of key themes/economic indicators impacting capital markets and investment real estate
- Demonstrated ability to effectively communicate with and deliver results to all levels of the organization and with external partners, investors, et al
- Strong organizational, time management and project management skills with the ability to work both independently and within a team environment
- Prior experience providing guidance to / oversight of other analysts is nice to have
- Exhibits a high level of professionalism and excellent interpersonal skills
- Strong mathematical skills, with focus on financial analysis
- Works with accuracy and places a high attention to detail
- Supports teamwork environment with positive and professional attitude
