Job Description

SUMMARY OF RESPONSIBILITY:

The Building Maintenance Technician provides preventative maintenance (PM) routine work, adjusting and monitoring temperatures via various building management systems, responding to client service requests, trash removal, painting, changing light bulbs, exterior litter policing, minor snow removal, sanding, and lock repairs. This position will alert Property Manager in the event that additional assistance or expertise is required.

Essential Functions: This role must be performed at the assigned property(s) to effectively accomplish the following essential functions.

  • Implements assigned property’s heating, cooling and electrical PM routines including such items as air filter and belt replacements; lubrication motors and pumps; fire extinguisher inspections; Life Safety system testing; emergency backup generator testing; door hardware maintenance, consistent with PM specifications.
  • Monitors and adjusts temperature set points using the assigned property’s building management system. Identifies mechanical system control problems and issues, and alerts the Property Manager in a timely manner when additional expertise is required rectifying ongoing heating and cooling problems.
  • Responds to client service requests consistent with established service level agreements for replacing light bulbs, adjusting temperatures, fixing doors and locking mechanisms, correcting minor plumbing problems, addressing unique cleaning/trash issues, repairing dry wall, painting, lawn mowing, trimming, weeding, and other requests covered in the agreements. Responsible for ensuring that the proper supplies and materials are in place to properly complete assigned tasks.
  • Performs daily building interior and exterior inspections, identifying building issues in a pro-active manner and takes the initiative to correct problems quickly. Maintains the exterior of assigned properties in a clean and attractive manner and treats walkway and driveway icing conditions properly to ensure client and public safety.
  • Orders, receives, and secures materials and supplies. Ensures that items received match the items ordered.
  • Identifies heating, cooling and electrical problems at assigned properties and helps develop remedial actions to rectify the problems by providing the Property Manager with pertinent information, data, options and cost projections.
  • Ensures proper maintenance logs and record keeping documentation is in place for all mechanical, electrical and life safety system components and equipment. Includes the master database logs as well as field record keeping.
  • Responds to normal business day and off emergencies and client problem conditions at assigned properties and ensures the proper corrective actions are in place and completed to rectify the problem. May involve coordination with local police, fire and medical personnel.

Other Functions:

  • Acts as the back-up maintenance person and trouble shooter at other sites filling in for and helping the site specific personnel in the general maintenance and/or maintenance project areas.
  • Performs other duties as assigned.

QUALIFICATIONS AND COMPETENCIES:

  • High School Diploma or GED is required.
  • Minimum two years of experience in maintenance, preferably in property or building management.
  • Access to the use of a motor vehicle with appropriate level of automobile insurance required.
  • Connecticut Motor Vehicle Operator’s License required.
  • License in plumbing, electric, HVAC, engineering, construction management or in similar capacity preferred.
  • Self-directed; able to work without supervision.
  • Excellent communication skills; able to communicate effectively in writing and orally.
  • Ability to deal courteously with the public and to maintain effective working relationships with related agencies.
  • Ability to work in a fast-paced environment and juggle multiple priorities.
  • Able to think quickly, assess a situation and make a sound decision.
  • Ability to be available for work outside normal working hours and be available for on-call work as needed over a 24 hour time period.

  • Must be highly mobile, able to access all areas of the premises. Must be able to utilize personal transportation, to inspect property sites, and visit corporate office. This requires frequent entering and exiting of the vehicle during all weather conditions.
  • Able to concentrate and remain alert while working on repetitive tasks.
  • Able to read and to understand and carry out oral instructions.
  • Must be able to perform continuous bending, twisting, stooping, reaching and lifting of moderate to heavy weight material up to 50 lbs.
  • While performing the duties of this job, the employee will often work out of doors in all weather conditions.
  • Vision abilities required by the job include close vision, distance vision, peripheral vision, depth perception and the ability to adjust focus.
  • Ability to keep his/her composure with the public and co-workers in everyday, stressful and emergency situations.
