We are seeking an Intern to support our accounting and capital markets teams. Reporting to the Senior Corporate Accountant, this individual will contribute to accounting processes, financial reporting, strategic analysis, capital markets research, treasury support, and investor-related projects. We offer a hybrid schedule designed to accommodate academic commitments and provide meaningful, hands-on experience in the industrial real estate industry.

Job Summary:
This position is responsible for a variety of accounting and capital markets tasks including general ledger support, accounts receivable, accounts payable, bank reconciliations, debt and mortgage activity, financial reporting and analysis, capital markets research, lender and investor materials, and other assignments as needed. Duties will include independent and team-based projects.

Students pursuing degrees in accounting, finance, and real estate can use practical skills obtained during the internship and apply them to their academic studies.
Major Responsibilities:
- Assist the Corporate Accountant in the preparation of monthly reporting packages.
- Prepare monthly bank reconciliations and post supporting journal entries to the general ledger.
- Prepare and post monthly recurring journal entries to the general ledger.
- Prepare and enter fixed asset additions to the fixed asset system and post depreciation to the general ledger.
- Verify and process details of business transactions such as billings, cash receipts, and accounts payable into the accounting system.
- Prepare monthly balance sheet reconciliations and review GL variances.
- Update debt information and prepare and post entries to the accounting system for mortgage payments.
- Assist in various accounting projects as needed to support the accounting team.
Capital Markets and Strategic Analysis
- Support financial analyses related to strategic planning, investment activity, ventures, capital recycling, financings, internal rates of return, sensitivity tables, property valuations, cash-on-cash returns, other return metrics, and company performance benchmarks.
- Assist with strategic analysis to evaluate financing alternatives, venture structures, profitability, risk, and potential recessionary scenarios.
- Compile and summarize capital markets research, including leading economic indicators, capital allocation trends, investor expectations, and industry trends.
- Help prepare materials for company presentations to lenders, partners, investors, and the Board.
- Participate in the marketing, analysis, and closing process for financing and venture transactions, as appropriate for an internship role.
- Assist with appraisal and due diligence processes, including organizing third-party reports and reviewing information for accuracy.
Treasury, Debt, and Compliance Support
- Support treasury management activities for ownership groups, including capital funding assumptions, budgeting, cash planning, capacity analysis, and reporting.
- Assist with mortgage and borrowing activity support, reconciliations of balances, allocations to properties, internal reporting, and capital budget planning.
- Support lender and equity partner treasury reporting and entity compliance certificates.
- Work with the capital markets team to facilitate timely, accurate, and complete lender compliance reporting under loan agreements.
- Assist with construction draw schedules for development projects and coordinate funding support with the lender and title company, as needed.
Investor Relations and Special Projects
- Assist with venture reports for investor groups in conjunction with the accounting team.
- Assist with investor communications and related support, including periodic reporting, news correspondence, meetings, capital calls, distributions, tax-related coordination, and other projects as assigned.
- Complete other duties and projects as assigned.
Timing: Summer 2027, Hybrid Schedule
Compensation: $20/hour with the ability to participate in Meritex’ 401(k) plan
Qualifications:
- Third- or fourth-year students working toward a bachelor’s degree in Accounting and/or Finance, as well as graduate students, are encouraged to apply.
- Strong academic credentials and demonstrated interest in commercial real estate, accounting, finance, capital markets, or investment analysis.
- Strong data entry, organizational, writing, verbal communication, and interpersonal skills.
- Attention to detail, ability to follow oral and written instructions, adhere to schedules, and manage multiple projects simultaneously.
- Ability to establish and maintain effective working relationships with co-workers and function both in a team-oriented setting and independently.
- Familiarity with AI-assisted productivity and analysis tools (e.g., Microsoft Copilot, ChatGPT, or similar technologies) and an interest in applying these tools responsibly to improve research, analysis, documentation, and workflow efficiency while maintaining accuracy, confidentiality, and professional judgment.
- Competent in Microsoft applications including Word, Excel, and PowerPoint; intermediate Excel skills utilizing formulas preferred.
- Exposure to financial modeling or basic finance concepts such as net operating income, cash flow returns, internal rate of return, time-weighted returns, present value, and discounted cash flows is preferred but not required.
