Position Summary
Richmark Property Management is seeking a highly motivated, sales-driven Leasing Specialist to support occupancy stabilization efforts within the portfolio. This temporary position is designed to accelerate leasing performance and drive occupancy growth through focused lead management, prospect conversion, and renewal execution.
The successful candidate will operate with a strong sense of urgency and accountability, focusing on measurable results and revenue generation. This role is ideal for an individual who thrives in a goal-oriented environment and is motivated by performance-based compensation.
The Leasing Specialist will work closely with on-site teams and Home Office leadership to identify opportunities, remove barriers to leasing success, and execute strategies that support long-term occupancy stabilization.
Position Objective
Achieve and sustain occupancy goals through October 1, 2026:
· Minimum 95% Current Occupancy
· Minimum 93% 60-Day Projected Occupancy
Success in this role will be measured by leasing performance, occupancy growth and overall contribution to portfolio stabilization efforts.
Essential Duties and ResponsibilitiesLeasing & Sales
· Conduct apartment tours and effectively communicate community features, amenities, and value propositions.
· Manage assigned leads from initial inquiry through signed lease.
· Maintain timely and consistent follow-up with all prospects.
· Utilize phone, email, text, and other approved communication methods to maximize conversion rates.
· Assist prospects through the application and approval process.
· Identify and overcome objections while maintaining a professional and resident-focused experience.
· Maintain a minimum of three documented follow-up attempts per prospect unless otherwise directed.
Reporting & Accountability
· Maintain accurate prospect, traffic, and leasing records.
· Track daily leasing activity, conversions, traffic sources, and follow-up efforts.
· Participate in weekly check in with Regional Manager.
· Maintain compliance with company policies, Fair Housing requirements, and leasing procedures.
Requirements:Qualifications
· Previous apartment leasing, sales, hospitality, customer service, or related experience preferred.
· Proven ability to meet or exceed sales goals.
· Strong interpersonal, communication, and relationship-building skills.
· Ability to work independently and manage multiple priorities.
· Proficiency with property management software and CRM systems preferred.
· Valid driver's license and reliable transportation.
