We are currently recruiting for the position of Part Time Field Operations Specialist.
You will be trained in our processes and procedures utilizing your knowledge, skills, abilities, education, and passion for this career.

The right candidate should be a leader, self-motivated, detail oriented, tech savvy, organized, results orientated, and have a positive attitude. We are a small team, and we need people who possess the drive to help us succeed and grow. This is a FAST-paced industry and self-direction is critical.
Overview
This position is based out of Manatee, Sarasota, Charlote County areas and offices, encompassing properties located in these counties and the surrounding areas.
The Field Operations Specialist is responsible for conducting property inspections to primarily ensure vacation rental homes are guest-ready, properly maintained, safe, and compliant with company standards, in addition to assisting across other departments as needed. This position takes a proactive approach to identifying and reporting property concerns before they become issues.
The Property Operations Specialist reports to the Lead Operations Coordinator and works hand in hand with them to communicate inspection findings, prioritize concerns, and support the resolution of identified issues.
What Does This Role Require To Be Successful?
Essential Job Functions
- Conduct routine and targeted inspections of vacation rental properties to evaluate overall condition, cleanliness, functionality, safety, and guest readiness.
- Verify that properties meet established company quality, safety, and compliance standards.
- Document inspection findings clearly through photos, notes, and appropriate work orders or follow-up requests.
- Communicate inspection findings promptly to the Lead Operations Coordinator.
- Assist the Lead Operations Coordinator in prioritizing and resolving identified property concerns.
- Maintain consistent inspection standards and accurate documentation across assigned properties.
- Support the overall goal of preventing guest complaints by identifying and addressing concerns before they impact the guest experience.
- Adheres to the highest level of customer service and quality standards for guests and tenants.
- Strives to always make the properties appear at or above quality standards.
- Ability to troubleshoot issues with guests and tenants.
- Ensures the complete resolution of all assigned work.
- Perform move-in, move-out, renewal, and 90-day property checks.
- Adheres to all safety policies and procedures.
- Other duties as assigned depend on company needs.
- Ability to work non-traditional schedule to include evening, weekends, and on-call hours.
Education and Experience
- High School Diploma or equivalent is required.
- Valid Florida Driver’s License in good standing required.
- General knowledge of the use of hand tools.
- Previous experience in property management, hospitality, inspections, quality assurance, maintenance, housekeeping, or a related field preferred.
- Comfortable using mobile technology, inspection tools, photographs, email, and work-order systems.
- Ability to travel between assigned properties and work in a variety of residential environments.
Knowledge, Skills, and Abilities
- Technical computer skills are required on all forms of hardware - laptops, tablets, and mobile devices.
- Professional in all forms of communications such as email, phone calls, video calls and text messaging to ensure the ability to build strong relationships, trust, and client satisfaction.
- Ability to work independently and collaboratively in a fast-paced, deadline-driven environment.
- Excellent time management skills with the ability to change activity frequently and cope with interruptions.
- Highly responsive and reliable with strong attention to detail on all levels.
- Strong attention to detail and ability to identify issues others may overlook.
- Proactive approach to preventing complaints and property issues.
- Ability to assess property conditions and recognize issues requiring attention.
- Strong organizational, documentation, and communication skills.
- Ability to work independently in the field while maintaining consistent communication with the Lead Operations Coordinator.
- Professional and confident approach to identifying and reporting deficiencies.
- Basic understanding of property maintenance, safety, compliance, and vacation rental guest expectations.
Compensation
- Pay Range: $18.00 to $21.00 per hour.
