Horning is hiring a Maintenance Technician II for Brookland Ridge, a 324-unit apartment community at 400 Taylor Street NE in Washington, DC, in the Brookland neighborhood near Catholic University and the Brookland-CUA Metro station.

This is the middle seat on a four-person maintenance team. You will report to the Senior Maintenance Manager and work alongside a Maintenance Technician III and a Maintenance Technician I. It is a real multi-trade role. You will carry your own work order queue across appliances, plumbing, electrical, HVAC, and carpentry, take on assigned vacant unit turns, run preventive maintenance routes, and give the Technician I day-to-day guidance and quality checks on the work.

If you have three or more years of solid hands-on experience, can diagnose across trades without being walked through it, and want a defined path toward Technician III and beyond, we want to meet you.

What You’ll Do
  • Diagnose, troubleshoot, and complete intermediate-level repairs across multiple trades, including appliances, plumbing, basic electrical, HVAC, carpentry, hardware, basic masonry, and painting.
  • Carry your own service request queue: complete assigned work orders to Horning quality and timeliness standards, and document parts, labor, root cause, and any follow-up in AppWork.
  • Recognize when a repair needs to be escalated to the Maintenance Technician III, the Senior Maintenance Manager, or a specialty vendor, and escalate with a real diagnosis rather than a repeat work order.
  • Take on assigned vacant unit turns and bring them to market-ready condition on schedule, including appliance repair and replacement, plumbing fixture work, electrical repair, drywall patching, painting, and final walkthrough.
  • Execute preventive maintenance work orders, building and safety inspections, and annual unit inspections against the property PM calendar, and document findings accurately.
  • Support seasonal work including HVAC changeovers, weatherization, and pre-winter readiness across 324 homes.
  • Provide day-to-day on-the-job training and informal guidance to the Maintenance Technician I, conduct quality checks on that work, and give constructive feedback in the moment.
  • Follow asbestos-aware work practices appropriate to a building of this age, and stop work and escalate immediately whenever suspect material is disturbed.
  • Maintain grounds and curb appeal through trash management, landscaping support, and snow and ice removal as needed.
  • Keep the maintenance shop, supply rooms, and any assigned company vehicle clean, organized, and safely stocked, and flag restock needs before you run out.
  • Communicate professionally with residents on status and timelines, and follow every job through to confirmed resolution.
  • Adhere to OSHA, EPA, Fair Housing, and Horning safety and PPE requirements, and report safety or compliance concerns immediately.
  • Participate in the on-call rotation and respond to after-hours and emergency calls per the published schedule.
What You’ll Bring
  • High school diploma or GED plus three or more years of multifamily, residential, or commercial maintenance experience, or an advanced trade credential plus at least one year of related experience.
  • Demonstrated working knowledge of appliance repair, plumbing, electrical, HVAC fundamentals, and carpentry, with the ability to diagnose and complete repairs independently.
  • Experience taking vacant units from move-out to market-ready.
  • Comfort guiding a less experienced technician through the work and holding a quality standard without being the supervisor.
  • Strong customer-service orientation and the ability to communicate clearly with residents in person and in writing.
  • Working proficiency with maintenance and property systems, or the ability to learn them quickly. Horning uses Yardi Voyager, AppWork, ADP, and Microsoft Outlook.
  • Reliable transportation to and from the property.
  • Ability to work overtime as operational and emergency needs require, and to participate in an on-call rotation including nights, weekends, and holidays.
  • Ability to lift and maneuver 40 to 75 pounds, kneel, crawl, crouch, climb ladders, work outdoors in varying weather, and distinguish colors for wiring, labels, and paint.
  • Bilingual (English and Spanish) a plus.
Certifications
  • Required: EPA Section 608 Universal, at hire or obtained within 90 days of hire.
  • Preferred: OSHA 10.
  • Preferred: CAMT (Certified Apartment Maintenance Technician).
  • Preferred: Asbestos awareness training, or experience working under asbestos protocols in older DC residential buildings.
