About the Role

The Assistant Business Manager is the operational backbone alongside the Business Manager, the person who keeps the community organized, accurate, and running smoothly day to day. You'll own the details that make a community run: turns and vacant-unit readiness, accurate Yardi data, on-time collections, clean files, renewals, and dependable execution. You'll also support leasing and deliver steady, professional service to residents. It's a high-impact seat with a clear runway toward Business Manager.

We have two openings right now. Both are two-community assignments, and they suit different people.

Option one: side-by-side communities in Richfield

These two established communities sit directly next door to each other, just off Highway 62. You will not spend your day in the car. Everything you oversee is within a short walk, so you can stay on top of turns, inspections, files, and resident requests without losing an hour to windshield time. You will work alongside an experienced Business Manager, with room to support additional nearby communities as you grow into the seat. Ideal if you want a tight, efficient footprint and a well-established operation you can run with real precision.

Option two: downtown Shakopee and townhomes in Eagan

A beautiful apartment community in walkable downtown Shakopee, paired with a townhome community in Eagan. Two different product types, one predictable weekly rhythm. Shakopee puts you steps from restaurants and shops. The Eagan townhomes are a quieter, lower-density operation with a different set of details to master. Ideal if you want to broaden your experience across product types. The two communities are a drive apart, so reliable transportation between them is part of the role.

Key Responsibilities

OPERATIONS AND READINESS: Keep the community running day to day. Coordinate unit turns and vacant-unit readiness, white-glove move-in inspections, and timely move-outs. Complete daily community walks for curb appeal and basic safety. Manage keys and fobs. Keep files audit-ready and the office show-ready. Uphold SAIL standards consistently.

FINANCIAL ACCURACY: Hit occupancy, collections, and delinquency benchmarks. Post rent and fees promptly. Verify and code vendor invoices. Operate within budget. Enter complete, accurate data in Yardi.

LEASING SUPPORT: Help drive occupancy with fast speed-to-lead, including tours, applications and screening within policy, and consistent follow-up. Support the renewal plan alongside the leasing team.

RESIDENT SERVICE: Deliver Legendary Service through dependable, professional, and responsive support. Resolve concerns promptly. Respond to online reviews in a brand-aligned way. Help host resident events.

COMPLIANCE AND FILES: Maintain Fair Housing, ADA, and FCRA compliance. Keep required postings, licenses, and reports current and on time. Protect file integrity and support audits.

TEAM SUPPORT: Be the Business Manager's reliable right hand. Anticipate needs, follow through, and keep the operation tight.

What Success Looks Like in Your First Year

  • Occupancy, collections, and delinquency held at or better than benchmark, every month
  • Yardi data complete and accurate, with no month-end cleanup
  • Vacant units turned and ready within SAIL standard
  • Resident files and required postings audit-ready at all times
  • Inquiries answered and tours booked within SAIL speed-to-lead standard
  • Renewals supported on schedule, with retention trending up

What You'll Get

Schedule and Working Conditions

  • Location: Richfield, or Shakopee and Eagan, depending on the opening
  • Schedule: Full-time, typically Monday through Friday, on-site
  • Availability: Occasional evening or weekend availability for leasing, resident events, or move-ins
  • Compensation: $55,000 to $65,000 DOQ, plus quarterly and monthly bonus potential
  • Reports to: Business Manager
  • Essential functions: Walking the community interior and exterior, navigating stairs, and occasional lifting up to 25 pounds, with or without reasonable accommodation
  • Contingency: Offer contingent on successful background check and reference verification

Requirements:

Qualifications

  • One or more years in property management, leasing, or another detail-heavy administrative or customer service role
  • Comfort with recurring, deadline-driven work and a full task load
  • Strong written and verbal communication, with a warm and professional approach to residents and prospects
  • Computer proficiency and comfort learning a property management system. Yardi experience is a plus
  • Working understanding of Fair Housing, or willingness to complete training and apply standards consistently

Preferred

  • Yardi experience, including CRM
  • Prior assistant manager or leasing experience in market-rate multifamily
  • CAM, ARM, or similar certification, or the willingness to earn one with SAIL's support

If you have the accuracy and the temperament but not the multifamily background, apply anyway. Systems are teachable. Precision and follow-through are harder to find.
