About This Position

Description:

About SAIL

SAIL is a multifamily property management company operating across the Twin Cities. We pair disciplined operations with centralized, strategic leasing — and we invest in the people who drive results. We know what success looks like, we track it, and we recognize the people who deliver it consistently.

We're building a best-in-class centralized leasing team, and we're looking for someone who wants to be at the front of it.

The Opportunity

This is a high-activity, high-visibility leasing role with real earning potential. As a Leasing Specialist, you will be one of the primary drivers of occupancy, revenue, and prospect experience across the SAIL portfolio. You may focus on a single community or rotate across properties based on where the need and opportunity are greatest.

If you are competitive, relationship-driven, and energized by a role where your results are directly visible — and directly rewarded — this is the right environment for you.

Base Salary: $46,000–$50,000 + Monthly Leasing Commissions + Quarterly Performance Bonuses

What You'll Do

Own your pipeline and close business

  • Convert qualified leads to leases with strong, consistent closing ratios across assigned properties.
  • Work a disciplined sales process from first contact through move-in — and own every step of it.
  • Manage your pipeline, calendar, and follow-up to maximize tours, applications, and signed leases.
  • Support leasing across multiple communities as needed, bringing the same energy and standard wherever you're deployed.

Create an experience worth talking about

  • Deliver a prospect and resident experience that is anticipatory, personalized, and memorable.
  • Communicate with warmth, professionalism, and clarity across every channel — in person, phone, email, text, and video.
  • Listen actively to understand what matters most to each prospect and tailor your approach accordingly.
  • Represent SAIL and each community with a high level of professionalism in every interaction.

Stay sharp on your numbers and systems

  • Manage leads quickly and consistently through CRM and property management software.
  • Practice strong speed-to-lead response and structured follow-up cadences.
  • Keep listings, availability, pricing, and promotional details accurate and current.
  • Track your own conversion metrics and use them to sharpen your approach.

Collaborate and push the standard forward

  • Partner with site teams and corporate leasing leadership to understand priorities and opportunities.
  • Share what is working and bring ideas that improve tours, marketing, and the leasing experience.
  • Participate in leasing-focused meetings and bring real input — not just status updates.

What Winning Looks Like

In your first 6–12 months:

  • Consistently strong conversion from inquiry to tour, and tour to lease, across assigned properties.
  • Reliable, documented follow-up that reflects a professional and accountable approach.
  • Positive feedback from prospects, residents, and site teams.
  • Recognition as a contributor who raises the standard — not just meets it.

What We Offer

  • Base salary $46,000–$50,000 with monthly leasing commissions and quarterly performance bonuses
  • Medical, dental, vision, and 401(k)
  • Paid time off and company holidays
  • Exposure to a diverse portfolio of communities, product types, and markets
  • A leadership team that is actively building a centralized leasing model — and wants top performers at the center of it
  • Clear expectations, real accountability, and a culture that recognizes results
Requirements:

Requirements

  • Experience in property management, hospitality, sales, or a high-volume customer-facing role preferred but not required.
  • Proven ability to work a sales process, hit goals, and manage your time and priorities independently.
  • Comfort with technology — CRM tools, property management software, virtual tours, and digital communication.
  • Strong written and verbal communication skills.
  • Composure under pressure and the ability to manage high inquiry and tour volume without losing quality.
  • A "this is my business" mindset toward your properties, your pipeline, and your results.
  • Availability for periodic weekend or evening shifts as needed.
