Job Description
Position Description: We are looking for a Sales & Leasing Agent to support Mobile Home Parks and effectively manage sales and marketing for area properties. The sales & leasing agent will assume all responsibilities associated with accomplishing property objectives as set forth by the company and property owners. Sales & Leasing work on-site at the property in an office. Key services include professional property management, tenant screening, and expert buying/selling representation to manage inventory. This position is paid by commission with a minimum base salary.

Job Description for Sales & Leasing Agent
- Present properties and provided amenities in a positive light to prospective tenants
- Advertise available properties using a variety of media and promoting materials
- Determine the needs, living standards and economic viability of prospect customers
- Confirm rental application data and personal references
- Stay knowledgeable of the property market status
- Provide information on all aspects of properties (expansion, zoning, crime etc.)
- Negotiate leasing terms and conditions and close deals
- Ensure proper maintenance and inspect properties periodically
Sales & Leasing Agent Tasks
- Assist the Regional and/or Portfolio Manager with administrative tasks such as preparing the budget, collection, and sending tenant notices.
- Conduct all business in accordance with the company’s policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act and all other Federal, State and Local laws pertaining to Multi-Family Housing.
- Fully implement and enforce all policies and procedures as outlined in the Companies Policy.
- Identify market specific trends to yield properties for asset diversification.
- Perform asset analysis and due diligence reporting for investors in need of real time market data.
- Face-to-face and phone sales of our high-quality tenant placement and monthly property management system and services.
- Perform rental property price analysis for new clients using available resources and software.
- Schedule prospective tenant property visits and showings.
- Customer service related to the property owner and tenants needs prior to and leading up to tenancy; including processing background information, lease documents, collecting deposit and first-month’s rent, and property inspection.
- Proficient with online business solutions such as Word, Excel, PowerPoint and Customer Relationship Manager (CRM) software. (Salesforce, Monday.com, Rent Manager experience is ideal)
Qualifications
- 2 - 5 years + of relevant sales and leasing experience in residential property management. Experience in the mobile home industry is a plus.
- Licensed Real Estate Broker preferred or have the ability to attain a license immediately after hire.
- Must possess a Real Estate License in the state or able to obtain license soon after being hired. CAM, ARM designation a plus
- Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
- Bilingual with Spanish and English. Bilingual abilities (written and verbal) based on specific needs of property is a plus.
- Computer software experience to include Google Workspace, MS Word, MS Excel, Rent Manager, and related is preferred.
- Basic understanding of Landlord/Tenant laws and application, familiarity with the state specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
- Ability to travel between assigned properties is required.
