Assistant Property Manager in Wilkes-Barre, Pennsylvania at Empire Property Management Group LLC
Job Description
Empire Property Management
2505 Newburg Rd, Easton, PA 18045 | empire4rent.com
Assistant Property Manager
Wilkes-Barre, PA | Hybrid | Full-time, hourly | Reports to the Property Manager
Overview
We are looking for an Assistant Property Manager who can show an apartment well and keep the details from slipping. Showing units is a big part of this job: you will be out meeting prospects several times a week and turning showings into signed leases. The rest is follow-through: the late rent that gets a call today, the renewal that goes out on time, the work order that gets followed up until it is closed, the eviction filing that is right the first time. You will work side by side with the Property Manager on a portfolio of residential rentals in the Wilkes-Barre / Scranton area. A good share of the desk work can be done from home, and the rest is in our Wilkes-Barre office, at the properties, and at the courthouse.
Who we are
Empire Property Management is part of the Empire family of companies: property management, construction, brokerage, title, and an investment fund. We are headquartered in Easton and have a growing portfolio and an office in Wilkes-Barre.
What this job actually looks like
Showing apartments - a big part of the job
Answering rental inquiries fast and booking showings around when prospects can actually come.
Meeting prospects at vacant and occupied units across Wilkes-Barre / Scranton, several times a week.
Making sure the unit is show-ready before you open the door, and flagging anything that is not.
Selling the apartment: knowing the property, answering questions, and following up with every prospect afterward.
Listing vacancies and processing applications through screening.
Leases and renewals
Preparing leases and renewals and tracking expirations so nothing rolls month-to-month by accident.
Move-in, move-out, and routine inspections with photos.
Rent and delinquency
Posting payments and running the delinquency report in AppFolio.
Calling, emailing, and texting tenants who are behind, documenting every contact, and setting up payment arrangements within the guidelines.
Preparing and serving notices, preparing eviction filings, and going to court.
Maintenance and tenant service
Entering and following up on work orders with our maintenance team, our construction company, and vendors.
Scheduling access and keeping tenants informed until the job is done.
Answering calls, emails, and texts, and solving what you can before it goes up the chain.
Covering for the Property Manager when they are out.
How we will know it is working
Inquiries get a fast response, showings get booked, and every prospect gets a follow-up.
Vacant units lease up quickly.
Calls, emails, and texts get answered the same business day - at home or in the office.
Delinquency gets followed up on schedule and every contact is in AppFolio.
Notices and filings are right and on time.
Renewals go out on time.
Work orders get closed, not forgotten.
What you need
At least one year in property management or a related customer-facing job.
Strong written and verbal communication, and composure with upset tenants.
Comfortable meeting strangers, presenting a unit, and following up
Organization and follow-through - you keep a lot of balls in the air and do not drop them.
Comfort with Google Workspace.
Reliable home internet and a quiet, private place to work for remote days.
A valid driver’s license and a dependable vehicle with current insurance, inspection, and registration.
High school diploma or equivalent.
Live within a reasonable commute of Wilkes-Barre.
What we would love to see
AppFolio experience.
Apartment leasing or leasing agent experience.
Delinquency, notice, and eviction experience in Pennsylvania.
Bilingual (English / Spanish).
Being straight about fit
Hybrid does not mean fully remote. Showing apartments is a big part of this job and it happens in person, several times a week. So do inspections and court, you will have scheduled days in the Wilkes-Barre office, and some days you will be out at properties more than you are at your desk. Tenants call when they have a problem.. If you like variety, take ownership of your work, and want to grow into a Property Manager role, this is a great opportunity
What we offer
Hybrid schedule- remote work combined with office days.
Benefits: health, dental, and vision; PTO; paid holidays; and a 401(k).
A real path to Property Manager for people who take ownership.
