About This Position

Title: Project Manager

Reports To: Senior Project Manager or Managing Partner

Job Overview: New West Project Managers are responsible for overseeing and coordinating all aspects of a project from preconstruction to close out and warranty. The job requires strong communication and collaboration with clients, design teams and internal and external field and office teams. It is the PM’s job to manage budget, quality and schedule.

Responsibilities and Duties:

  • Manage multiple projects at various stages of completion.
  • Act as NWBC’s primary point of contact for project’s Client(s) and design partners. Conduct weekly OAC meetings to keep all project stakeholders aligned on project progress and actionable tasks.
  • Perform budget control, including preparation of initial budgets, budget entry, processing Prime Contract and Subcontract Change Orders in a timely manner, internal and external budget forecasting, and communicating budget impacts to the Client(s) consistently.
  • Draft and execute Subcontracts including accurate and complete descriptions of each subcontractor’s specific scope of work for each project.
  • Work in tandem with the accounting department to review and approve subcontractor monthly invoicing, internal time and material costing, prepare complete and accurate monthly client/bank draws and ensure timely payment.
  • Utilize Procore to uphold proper document control procedures, such as plan and specification change management, RFI’s, submittals, meeting agendas/minutes, schedule updates, QA/QC/Safety inspections, etc including the timely distribution of documents to all applicable stakeholders.
  • Coordinate with the field team in developing, updating, and distributing the MS Project construction schedule and four-week lookaheads.
  • Develop the project Procurement/Buyout log and update regularly throughout the course of construction in conjunction with the project schedule
  • Carry each project through an efficient closeout process including obtaining Certificate of Occupancy, O&M Manual development, punch list creation and execution, and warranty education, to create a successful client turnover.
  • Support preconstruction efforts as needed including RFPs, bid leveling, estimating, budget development, and contract negotiations
  • Prioritize OSHA and NWBC safety policies, guaranteeing all team members return safely to their families each day.
  • Other duties that may arise.

FLSA Employment Status: Salary, Exempt.

Qualifications and experience:

Required:

  • 2-5 Years experience in custom residential construction
  • Knowledge of building codes and progressing building science.
  • Capability to perform job tasks with confidentiality and in a professional manner
  • Able and willing to commute to projects throughout the ‘Wasatch Back’ (Heber, Park City, Kamas, Coleville, Etc.)

Preferred:

  • Degree in Construction Management or Similar
  • Proficient with Procore
  • Proficient or Fluent in Spanish
  • Proficient in Microsoft Project
  • OSHA 30
