About the role

The Maintenance Manager ensures the physical aspects of the Community meet established standards for safety, appearance, and operation. Manage the inventory of “ready” apartments to support the Community’s marketing and leasing efforts, completing the turn process, completing work orders, and inspecting ready apartments for move-in quality. The Maintenance Manager will handle all efforts to manage the property in an efficient manner. Responsible for complying with the Company’s and the Community’s operating and safety policies and procedures and adhering to Federal, State and Local laws pertaining to the operation of the Community. This position is also responsible for complying with all State, Federal and/or Local Fair Housing laws.

What you'll do

Assists with diagnosing and performing minor or routine maintenance or repair involving the following daily:

  • Electrical and plumbing
  • Hot water boiler heating systems
  • Appliances
  • Stairs, gates, fences, patios, railings
  • Hardwood and vinyl flooring
  • Roofing, gutters, fasteners
  • Interior/exterior lighting
  • Gas fixtures and appliances
  • Interior/exterior doors, cabinets, windows
  • Door and P.O. box locks, security systems, water intrusion, walls, amenity areas

Anticipates, identifies, and assists with correcting all maintenance problems involving the property.

Performs effective emergency maintenance (after hours) as required.

Maintain Fire and Life safety systems and schedule required inspections.

Performs building and common area upkeep daily in accordance with Company’s standards.

Assists in keeping grounds neat and free of litter.

Assists with Boiler trouble calls and completes radiator repairs and replacements, as necessary

Assists with removal and transfer of appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., when necessary.

Assures all service requests are completed daily (within 24 hours).

Accurately documents work performed on service request; follows-up on completed service requests to ensure satisfaction.

Promotes good public relations with residents, co-workers and team members through great “people” attitude and resident trust.

Maintains a clean and well-organized maintenance shop/office.

Completes weekly/monthly preventive maintenance checklist

Complete daily property walks to anticipate, identify, and assist with correcting all maintenance problems identified.

Maintain outside waste containers – keep clean, organized and manage bulk items

Complete painting projects for vacant apartments, common areas and exterior areas of the community.

Complete Janitorial duties – empty trash, wiping down surfaces, dusting and restocking common areas

Performing salting and snow and removal responsibilities

Performing light checks weekly and replacing light bulbs throughout the community and exterior amenities of the community.

Scheduling and maintaining vendors for the turn/renovation process and service requests when necessary.

Effectively communicate to 3rd Party vendors to ensure services are aligned with building and company policy.

Uses company timekeeping software to document time and attendance, approving timecard for each pay cycle.

Performs other duties as assigned.

Adherence to all Waterford REM employee policies, Code of Conduct and applicable rules, laws, regulations or bargaining agreements.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram formats.

Required/Preferred Education and Experience

Must be Bilingual

High school diploma preferred, technical school preferred. Equivalent combination of education and experience will be considered.

A minimum of 3 years of property maintenance or related experience required.

Experience and knowledge of all aspects of maintenance repair and service of heating boilers, A/C window units, stoves, refrigerators, dishwashers, washers, and dryers, etc. required.

Experience and knowledge of painting and sheetrock repairs required.

Experience and knowledge of electrical repairs such as breaker replacement, ceiling fan installation, building light installation, etc. required.

Experience and knowledge in plumbing repairs to include use of snake or jet vac to handle building backups, etc. required.

Knowledge of proper safety precautions required.

EPO certification strong plus.

Experience with Rent Manager, Yardi or similar software preferred.

Work Environment/Physical Demand

Occasionally exposed to work in high, precarious places.

Occasionally exposed to outdoor weather conditions.

Risk of electrical shock.

Noise level is usually moderate.

Noise level is high when using power tools, ear protection provided.

Prolonged periods of standing and walking throughout the shift.

Use hands/ fingers to handle or feel and reach with hands and arms.

Frequently required to talk and hear.

Must be physically able to sit, climb, balance, bend, stoop, kneel, crouch or crawl throughout the shift

Must be able to lift up to 50 pounds occasionally

Must be able to push/pull up 100 pounds occasionally

Must be able to carry up to 50 pounds occasionally

Vision abilities required include depth perception and ability to adjust focus throughout the shift


The pay range for this role is:
50,000 - 60,000 USD per year(New York)
