Apartment Maintenance Technician II
Location: Woodburn Place Apartment Homes & Woodburn West Apartment Homes - Woodburn, Oregon
Schedule: Full-Time | Tuesday - Saturday | 7:00 AM - 04:00 PM, with 60- minute unpaid lunch
Position Type: Full-Time | Non-Exempt | Overtime Eligible
Pay: $24 - $36 per hour, depending on experience

About the Role
As a Maintenance Technician II, you'll play a key role in maintaining the overall appearance, safety, and operation of our apartment community. This position is designed for an experienced maintenance professional who enjoys troubleshooting, solving problems, and taking ownership of projects from start to finish.
You'll work independently to diagnose maintenance issues, complete quality repairs, support preventive maintenance efforts, and help ensure our residents receive exceptional service every day.
What You'll Do
- Diagnose and complete intermediate to advanced plumbing, electrical, carpentry, drywall, painting, appliance, and general maintenance repairs.
- Complete apartment turns and prepare homes for new residents while maintaining Stratum's quality standards.
- Troubleshoot maintenance issues independently and determine the most effective repair solutions.
- Perform preventive maintenance on buildings, equipment, and appliances.
- Maintain the appearance of the community, including common areas, amenities, landscaping, parking lots, and exterior lighting.
- Assist with pool maintenance, including equipment monitoring and water testing.
- Coordinate with vendors and contractors while ensuring work meets company standards.
- Perform seasonal maintenance including snow removal, pressure washing, curb painting, and exterior property upkeep.
- Complete work orders accurately and maintain maintenance records.
- Promote a safe work environment by following company safety procedures and properly using personal protective equipment.
- Participate in the on-call rotation and respond to emergency maintenance requests as scheduled.
- Serve as a resource for less experienced maintenance team members by sharing knowledge and supporting team success
What You'll Bring
- Two (2) years of maintenance experience preferred, including apartment or property maintenance.
- Strong working knowledge of plumbing, electrical, carpentry, drywall, painting, appliance repair, and general building maintenance.
- Ability to diagnose maintenance issues and complete repairs with minimal supervision.
- Experience operating hand tools, power tools, and maintenance equipment safely.
- Strong troubleshooting, organization, and time management skills.
- Excellent customer service and communication skills.
- Ability to work independently while contributing to a collaborative team.
- Valid driver's license, reliable transportation, and proof of insurance.
- Ability to lift up to 50 pounds and work indoors and outdoors in varying weather conditions.
Work Environment
This is an active, hands-on position requiring work indoors and outdoors in a variety of weather conditions. Responsibilities include climbing ladders, working in confined spaces, lifting up to 50 pounds, and safely operating maintenance equipment, tools, chemicals, and machinery.
Employees are expected to provide their own inclement weather gear, including waterproof boots or shoes, a waterproof jacket, and rain pants. During winter weather, reliable transportation equipped with snow chains and/or studded snow tires is required when conditions warrant.
Participation in an on-call rotation is required and may include evenings, weekends, and holidays.
