Job Summary

The Assistant Project Manager is responsible for assisting the Project Manager (PM) in the overall cleanroom construction project lifecycle. The Assistant Project Manager is pivotal in coordinating resources, communicating with stakeholders and monitoring project progress through completion.

MAJOR AREAS OF RESPONSIBILITIES

Project Management

  • Works with PM in overseeing all aspects of the day-to-day management of the construction project; monitors and coordinates work performed by architectural and engineering firms, as well as federal, state, and local entities, as applicable.
  • Have a deep understating of overall project construction & design
  • Assist in developing & monitoring project schedule with PM, Superintendent and Scheduler
  • Support the PM and the Superintendent in job site safety efforts. Identifying specific job site requirements to be added to the safety manual.
  • Manage the submittal process with PM oversight.
  • Manage RFI’s with PM and Superintendent oversight.

Client Relations

  • Maintain positive interaction with Owner and A/E contracts to facilitate project construction activities and promote Owner satisfaction.
  • Assist PM in providing subcontractor performances feedback/evaluations to Purchasing.
  • Communicates with Owner and relays information to internal and external team.
  • Build long term relationship with clients building trust and delivering quality support

Team Leadership

  • Build positive relationships with the Project Manager & Superintendent with effective communication
  • Responsible, with the PM, for training APM in Training, if applicable
  • Team Player

Document Control

  • Works with PM in coordinating and managing owner meetings & minutes.
  • Prepare weekly reports for the PM, Owner and Architect for weekly meetings.
  • Review and screen subcontractor/vendor invoices and requisitions for the PM’s review and approval.
  • Maintain event logs. Receive and properly distribute all documentation initiating an event, obtaining, and reviewing subcontractor proposals in a timely fashion.
  • Prepare and submit to the PM a complete, evaluated change order proposal ready for submission to the Owner/Architect.
  • Maintain submittals. Monitor the subcontractor shop drawing process and work closely with the project engineers in expediting the subcontractors and architect/engineers to ensure that submittals are on time and released for fabrication the first time through the system.
  • Responsible for presenting the submittal log information to the PM, Owner and Architect for the weekly meeting reviews.
  • Maintain and follow through on all RFIs and maintain change order requests.
  • Assist PM in managing all Prolog operations including owner change management, subcontractor change management, document control, drawing logs, etc.
  • Assist in managing and administering subcontracts and purchase orders.

Financial Control

  • Works with Accounting to ensure that all subcontractor/vendor billings are received timely and accurately.
  • Timely preparation and submittal of all subcontractors change events.

Quality Control

  • Works with Project Manager and Superintendent in verifying that all operations, work in progress and all completed work comply with all applicable codes, safety regulations, drawings, specifications and all corporate policies and procedures.
  • Works with Project Manager in ensuring that project operations are in compliance with design specifications and with corporate policies and procedures.
  • Assist with warranty when needed, to ensure timely completion, initiate and coordinate requests to subcontractors and vendors to make field calls, correct/resolve material, equipment and installation defects and monitor warranty claims.
Requirements:

MINIMUM JOB REQUIREMENTS:

  • Bachelor’s Degree; Construction Management, Civil, Electrical or Mechanical
  • Engineering at least 0-5+ years relevant construction experience
  • Ability to use Microsoft suite applications especially Microsoft Project and Microsoft Excel
  • Experience with Procore or similar construction management software required.
  • Travel required, work location on jobsite
  • Salary is commensurate of education, years of experience, and market

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:

  • Ability to communicate effectively, both orally and in writing.
  • Knowledge of building design and construction planning principles and procedures.
  • Ability to develop and deliver presentations.
  • Ability to understand building estimates and feasibility studies.
  • Ability to read schematics and blueprints and/or technical manuals.
  • Technical knowledge of building components and their function.
  • Strong interpersonal and communications skills and the ability to work effectively with a wide range of constituencies.
  • Skills in workflow analysis and management.
  • Skill in organizing resources and establishing priorities.
  • Ability to foster a cooperative business environment.
  • Ability to gather data, compile information and prepare reports.
  • Familiarity with federal, state, and local building codes, ordinances, and regulations. (OSHA 10 preferred)
