LEAD. BUILD. TRANSFORM.The Housing Authority of Paducah (HAP) seeks an experienced, results-driven Director of Maintenance to lead maintenance and facilities operations across an approximately 855-unit public housing portfolio.
This key leadership position requires someone who can balance strategic planning with hands-on operational leadership. The Director will be responsible for strengthening maintenance systems, developing employees, improving property performance, and ensuring HAP's properties remain safe, well-maintained, and ready to meet applicable standards.
The successful candidate will bring strong leadership, sound operational judgment, accountability, and the ability to build sustainable systems that improve results.

The Director will be responsible for strengthening maintenance systems, developing employees, improving property performance, and ensuring HAP's properties remain safe, well-maintained, and ready to meet applicable standards.

WHAT YOU'LL DOThe Director of Maintenance will:
- Lead maintenance and facilities operations across HAP's properties.
- Establish effective work-order intake, prioritization, scheduling, documentation, and quality-control processes.
- Strengthen preventive maintenance programs for buildings, equipment, grounds, vehicles, and other assets.
- Improve vacancy and unit-turn performance through effective coordination of staffing, materials, inspections, and contractors.
- Drive readiness for NSPIRE, HUD, and applicable property standards and ensure timely correction of health, safety, and critical deficiencies.
- Provide leadership, coaching, development, and accountability to maintenance supervisors and employees.
- Promote a strong culture of safety, professionalism, resident service, and operational accountability.
- Oversee maintenance-related budgets, inventory, tools, fleet, contractors, and vendors.
- Support capital improvements, modernization, and major repair activities.
- Monitor key performance indicators and use operational data to identify problems, trends, and opportunities for improvement.
- Communicate operational risks, performance concerns, resource needs, and recommended solutions to Executive Leadership.
- Collaborate with Property Management, Finance, Procurement, HR, Compliance/Inspection, contractors, and other partners to achieve organizational goals.
The successful candidate will help HAP:
- Build stronger maintenance systems.
Create consistent processes that improve work-order management, preventive maintenance, unit turns, and accountability. - Develop people.
Build a capable maintenance team through coaching, training, performance management, and clear expectations. - Improve property performance.
Identify operational challenges and implement solutions that improve the condition and performance of HAP properties. - Lead through change.
Bring structure, organization, and accountability to a fast-paced environment while maintaining strong relationships with employees, residents, and organizational partners.

Requirements:
REQUIRED QUALIFICATIONS
- Bachelor's degree in a related field or an equivalent combination of education, skilled-trade preparation, and progressively responsible experience.
- Minimum of 7 years of progressively responsible experience in maintenance, facilities, construction, restoration, property operations, or a closely related field. Substantial comparable experience may be considered.
- Demonstrated supervisory or leadership experience (five (5) years min.), directing maintenance, facilities, construction, or operations personnel.
- Experience with multi-site operations, budgets, contractors/vendors, materials, work-order systems, and operational performance.
- Valid driver's license and ability to meet HAP's job-related vehicle-operation requirements, when driving is required.
PREFERRED QUALIFICATIONS
- Experience in public housing, affordable housing, multifamily housing, or another regulated residential environment.
- Knowledge of NSPIRE, UPCS, HUD housing requirements, or comparable inspection and compliance standards.
- Experience with capital projects, modernization, major repairs, procurement, or contract administration.
- Facilities, construction, safety, skilled-trade, or supervisory certifications.
- Experience using CMMS, property-management, inventory, fleet, or dashboard systems to manage performance.
- Experience with emergency management/disaster response
