Position Summary
The Pricing Operations Specialist is responsible for supporting revenue management operations through the execution of pricing programs, rent increases, promotional initiatives, reporting, market research, and data management activities. This role helps ensure pricing strategies are accurately implemented across the portfolio while providing operational support to field teams and internal stakeholders.
Revenue Management Operations
- Support the day-to-day execution of pricing, rent increase, and revenue management initiatives across the portfolio.
- Implement and maintain pricing changes in accordance with established revenue management strategies and processes.
- Support planning, preparation, quality control, and execution of rent increase programs.
- Validate and maintain pricing-related data to ensure accuracy across systems and reports.
- Assist with the rollout of new revenue management tools, processes, and initiatives.
- Prepare and distribute recurring pricing, occupancy, revenue, and portfolio performance reports.
- Identify trends, inconsistencies, and operational improvement opportunities through reporting and analysis.
Promotions & Program Management
- Coordinate the implementation and maintenance of promotional programs across the portfolio.
- Ensure promotional offers, pricing, eligibility requirements, and expiration dates are communicated and executed accurately.
- Partner with Pricing, Operations, Marketing, and field teams to support promotional initiatives.
- Monitor promotional performance and maintain related reporting and documentation.
- Provide recommendations for process improvements and promotional effectiveness.
Pricing Accuracy & Data Management
- Ensure pricing, promotions, and availability information is accurately reflected across websites, Google listings, third-party aggregators, and other customer-facing platforms.
- Conduct routine audits to identify and correct pricing, promotional, and data discrepancies.
- Coordinate with Marketing, vendors, and internal teams to ensure timely implementation of pricing and promotional updates.
- Maintain data integrity across revenue management systems and reporting tools.
- Support continuous improvement efforts aimed at increasing operational efficiency and reducing errors.
Market Research & Competitive Analysis
- Conduct competitive rate surveys and evaluate market pricing, promotions, and product offerings.
- Monitor competitor activity and changes in local market conditions.
- Maintain knowledge of store performance, unit mix, product offerings, and market positioning.
- Prepare market research and competitive reporting to support revenue management initiatives.
Collaboration & Team Support
- Provide support to field teams by answering questions related to pricing programs, rent increases, and promotions.
- Assist in developing training materials and resources related to revenue management processes.
- Collaborate with Operations, Marketing, and leadership teams to support pricing and revenue initiatives.
- Participate in special projects and process improvement initiatives.
- Perform other duties as assigned.
Required Qualifications
- Minimum 1 year of experience working in operations, analytics, revenue management, pricing, marketing, finance, or a related business function.
- Experience supporting cross-functional teams and managing recurring operational processes.
- Proficiency in Microsoft Office Suite, including Excel, Outlook, Word, and PowerPoint.
- Strong analytical and problem-solving skills.
- Strong organizational skills with exceptional attention to detail.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Ability to work independently while maintaining strong collaboration with internal stakeholders.
Preferred Qualifications
- Experience in pricing, revenue management, finance, analytics, or business operations.
- Self-storage, real estate, property management, or related industry experience.
- Experience with business intelligence tools, dashboards, and reporting platforms.
- Experience managing promotions, pricing programs, or revenue-related initiatives.
- Familiarity with revenue management software and pricing systems.
Education
- Bachelor's degree in Business, Finance, Economics, Analytics, or a related field preferred.
- Equivalent combination of education and relevant work experience will be considered.
