Position Overview

The Housekeeper/Groundskeeper is responsible for maintaining the appearance, cleanliness, safety, and overall condition of the community’s common areas. This position performs routine landscaping and grounds maintenance duties to ensure the property is well-maintained and provides a clean, attractive, and welcoming environment for residents, guests, and visitors.

Core Responsibilities
  • Maintain common areas, walkways, entrances, and other common community areas.
  • Perform routine cleaning services throughout the community.
  • Maintain the cleanliness and appearance of community amenities, including pool areas, recreational areas, entrances, and other common spaces.
  • Assist with the removal of trash and debris from designated areas.
  • Monitor community grounds for unsafe conditions.
  • Assist with preparing common areas for community events, inspections, meetings, and other activities.
  • Maintain clean and organized work areas and properly store tools and equipment.
  • Follow all applicable safety procedures, community rules, and property-specific policies.
  • Provide courteous and professional service when interacting with residents, Board Members, vendors, guests, and coworkers.
  • Report maintenance, safety, security, or property concerns to management in a timely manner.
  • Perform other duties and responsibilities as assigned.
Qualifications
  • High school diploma or GED required.
  • Valid driver’s license required.
  • Previous groundskeeping, landscaping, janitorial, maintenance, or related experience preferred.
  • Experience working in an HOA, condominium, apartment, resort, or other managed property environment is a plus.
  • Basic knowledge of lawn care, landscaping, and grounds maintenance techniques.
  • Ability to safely operate lawn mowers, trimmers, blowers, edgers, and other landscaping equipment.
  • Ability to follow instructions, schedules, and established procedures.
  • Ability to work independently with minimal supervision.
  • Strong attention to detail and commitment to maintaining clean, attractive, and safe community grounds.
  • Professional communication and customer service skills when interacting with residents, Board Members, vendors, coworkers, and management.
  • Reliable attendance, punctuality, and strong work ethic.
  • Ability to prioritize tasks and complete assigned work within established timeframes.

Work Requirements
  • Ability to work outdoors for extended periods and in varying weather conditions, including heat, humidity, rain, dust, insects, and exposure to landscaping materials.
  • Ability to stand, walk, bend, stoop, kneel, crouch, and climb as required.
  • Ability to lift, carry, push, and pull materials, tools, and equipment as needed up to 50 pounds.
  • Ability to perform repetitive physical tasks associated with grounds maintenance.
  • Ability to safely operate assigned equipment and tools.
  • Ability to perform work that may involve prolonged standing, walking, and physical activity.
  • May require early morning, weekend, or holiday work based on community needs, weather conditions, and maintenance schedules.
  • Maintain a professional, courteous, and resident-focused approach while working throughout the community.
