5+ years of supervisory experience in multifamily residential, commercial, or hotel maintenance, including 2+ years in a multi-site or senior leadership capacity
Requirements:Key Responsibilities
Operational Oversight & Performance Management
· Oversee maintenance operations across assigned properties to ensure consistent execution of company standards
· Guide Maintenance Managers on work orders, preventative maintenance, inspections, and make-ready processes
· Monitor property performance, service levels, and response times to ensure operational excellence
· Ensure timely, cost-effective resolution of maintenance issues through site leadership teams
· Identify operational gaps and drive continuous improvement across the portfolio
Leadership & Team Development
· Manage and support Maintenance Managers across the assigned portfolio
· Recruit, train, coach, and evaluate maintenance leadership talent
· Drive accountability for performance, safety, and service standards
· Partner with Regional and Property Leadership to align operational priorities
· Develop team capability through ongoing coaching and technical/leadership development
Vendor & Financial Oversight
· Oversee vendor performance, contracts, and accountability standards
· Support budgeting, capital planning, and maintenance financial performance
· Ensure consistent procurement, inventory control, and materials management
· Approve and monitor larger-scale projects, change orders, and vendor execution
Compliance & Safety
· Ensure compliance with company policies, Fair Housing, and regulatory standards
· Oversee safety programs and reinforce OSHA compliance and company safety culture
· Support emergency response planning and after-hours escalation coverage
· Coordinate seasonal and emergency operational needs (e.g., snow removal, storm response)
Reporting & KPIs
· Track and report key maintenance KPIs, including work order performance, turnover times, and vendor efficiency
· Provide regular operational updates and performance reporting to Directors and Regional Leadership
· Identify trends, risks, and opportunities to improve portfolio performance
· Support data-driven operational and capital planning decisions

Technical Knowledge
Advanced expertise in oversight of:
o Various HVAC systems
o Plumbing systems including boilers and water heaters
o Electrical systems
o Appliances
o Building envelope and structural design
o Pool management (where applicable)
o Wastewater treatment systems (where applicable)
Development & Training
· Monthly safety training as part of Heatherwood’s Safety Culture
· Ongoing leadership, management, and advanced technical development
· Training and support for EPA Universal, CPR, CPO, Standpipe certifications (S95, S12, S13) where applicable
