Maintenance Technician in San Antonio, Texas at Morningside Property Management LLC

Morningside seeks an enthusiastic, self-motivated Maintenance and Make Ready Technician at Sunset Ridge Apartments in the Alamo Heights area of San Antonio.

The position requires strong communication, customer service, and organizational skills. The ideal candidate works well with minimal supervision, is a team player, takes initiative, and is willing to work flexible hours as necessary to meet the needs of the business.

The responsibilities of the Maintenance and Make Ready Technician include, but are not limited to:

• Demonstrate the ability to troubleshoot and repair plumbing, electrical, and HVAC systems.
• Demonstrate general skills in basic carpentry, drywall repair, painting, and overall craftsmanship.
• Make basic repairs to appliances, pool equipment, and other miscellaneous equipment.
• Work required to restore all vacant apartments back to rent ready condition including drywall patching, painting, cleaning, and all other required maintenance turnover work.
• Respond to resident service requests and ensure timely completion.
• Serve as on-call emergency contact for afterhours building emergencies in rotation with other staff members.
• Work closely with team members, contractors, and vendors to ensure residents move into rent ready apartment homes without deficiency.
• Routine preventative maintenance program work.
• Assist with coordinating and overseeing vendors and contractors.
• Perform janitorial work as necessary.
• Provide superior customer service to all residents and prospects.
• Federal Fair Housing Act compliance.
• Provide excellent customer service.
• Good communication skills.
• Other duties as required by your supervisor.

Requirements:

• 1 plus years of maintenance experience of other applicable industry experience.
• Must be willing to work flexible hours including nights and weekends for emergencies and when necessary.
• Must live nearby to ensure timely emergency call response.
• HVAC type II universal certification required.
• Certified Pool Operators license preferred.
• Reliable transportation required.
