Position Summary:

The Building Engineer is responsible for the overall operation, maintenance, and repair of all building systems at The Eclipse. Reporting to the Community Manager, this role ensures that the property’s mechanical, electrical, plumbing, HVAC, and life-safety systems operate efficiently and reliably to provide a safe, comfortable, and high-quality living environment for residents and staff. This individual should demonstrate a strong in-house repair mindset and possess proven experience in a maintenance and engineering background.

Key Responsibilities:

Building Systems Operation & Maintenance

· Monitor, inspect, and maintain all building mechanical, electrical, and plumbing systems, including HVAC, and fire/life safety equipment.

· Respond promptly to equipment malfunctions and emergencies.

· Perform and supervise painting and drywall work, including wall repairs, patching holes or cracks, surface preparation, and interior/exterior painting to maintain the building’s appearance.

· Walk property, inspect quality of work, and take corrective action.

· Monitor building maintenance budget, solicit competitive proposals for building projects, obtain bids for mechanical repairs, make recommendations to Community Manager, initiate cost savings measures related to the area of buildings and grounds.

Preventive & Predictive Maintenance

· Develop and execute preventive maintenance schedules for all building equipment and infrastructure.

· Maintain accurate maintenance records, service logs, and system documentation.

· Identify and recommend improvements to increase reliability, safety, and energy efficiency.

· Provide weekly reports on building conditions, equipment performance, and upcoming maintenance needs.

· Compile all inspections and inspections, maintain inventory of tools and equipment, track and document work orders into the Building Link system with clear details of the progress of the task being performed, to include diagnostics.

· Advise the Community Manager on building repairs, routine maintenance needs, and recommend proactive solutions, including planning and scheduling preventative maintenance projects.

Repairs & Troubleshooting

· Diagnose issues and perform firsthand repairs on mechanical systems, controls, and general building infrastructure.

· Coordinate with outside vendors or contractors for specialized repairs or major projects.

· Supervise and verify completion of contractor work to ensure quality and compliance.

· Maintain a contractor’s log and inventory of repairs of the building’s equipment.

Safety & Compliance

· Ensure compliance with all building codes, OSHA regulations, and fire/life safety requirements.

· Maintain Material Safety Data Sheets (MSDS) and proper handling of hazardous materials.

· Coordinate and schedule with Arlington County for Annual Elevator Inspections.

· Schedule Generator PM scheduled for all load testing as required.

Resident & Staff Support

· Assist residents and staff with maintenance-related concerns in a professional and courteous manner.

· Communicate repair timelines, maintenance activities, and service interruptions clearly and promptly.

· Manage, lead, coach, and provide direction to Maintenance tech.

Requirements:

Qualifications:

· High school diploma or equivalent required; technical or trade school certification preferred.

· Minimum 10 years of progressive experience in building maintenance, including supervisory responsibilities, within residential, commercia, or mixed-use environments.

· Strong knowledge of HVAC, electrical, plumbing, and mechanical systems.

· Must possess the ability to multi-task and work in a fast-paced environment.

· Possess one or all of the following: Certified Chief Engineer (CCE), Universal R-410A Certification or Certified Maintenance Manager.

· Extensive knowledge of HVAC, electrical, and plumbing systems, with a strong understanding of elevator operations, fire sprinkler and alarm systems, and other critical mechanical components associated with high-rise condominium buildings.

· Experienced in preventive maintenance, troubleshooting, system diagnostics, and coordinating repairs to ensure safety, efficiency, and regulatory compliance. Ability to read and interpret blueprints, schematics, and technical manuals preferred.

· Excellent troubleshooting and critical thinking skills.

· Strong oral and written communication, teamwork, and organizational abilities.

· Must be availability for on-call duties, emergencies, or after-hours work as required.

Physical Requirements:

· Ability to lift up to 50 lbs and perform hands-on maintenance and repairs.

· Comfortable working in confined spaces, on rooftops, and in varying environmental conditions.
