Job Description
Summary:
The Maintenance Technician is responsible for maintaining, troubleshooting, repairing, and improving residential and commercial properties managed by Watts Group. This role helps ensure safe, clean, functional, and well-maintained properties through responsive service, preventative maintenance, quality workmanship, and excellent customer service. The Maintenance Technician works collaboratively with the Property Management team to complete work efficiently, professionally, and in alignment with company standards and safety practices.
Key Responsibilities & Essential Functions
Property Maintenance & Repairs
- Perform general maintenance and repair work including carpentry, drywall, painting, flooring, doors, windows, appliances, locks, fixtures, and other building systems.
- Diagnose maintenance issues and determine appropriate corrective action or vendor involvement.
- Complete preventative maintenance tasks on residential units, common areas, and building systems.
- Assist with minor plumbing, electrical, and HVAC troubleshooting and repairs within skill level and licensing guidelines.
- Prepare units for new occupancy including repairs, touch-ups, inspections, and quality checks.
- Maintain curb appeal and property appearance through light groundskeeping, trash removal, and seasonal duties such as snow removal or salting when applicable.
- Inspect properties regularly and identify safety, maintenance, or operational concerns.
Work Order & Vendor Coordination
- Respond to service requests in a timely, professional, and customer-focused manner.
- Accurately document completed work, labor hours, materials used, and resident or owner charge-back information.
- Coordinate with approved vendors and contractors as directed.
- Monitor vendor work to ensure completion and quality standards are met.
- Assist in ordering and maintaining inventory of parts, tools, and maintenance supplies.
Customer Service & Team Collaboration
- Provide excellent customer service to residents, tenants, owners, vendors, and internal team members.
- Communicate clearly regarding repair timelines, expectations, and follow-up needs.
- Build positive working relationships while representing Watts Group professionally.
- Collaborate with team members to accomplish department goals and support overall property operations.
- Assist with emergency maintenance situations and after-hours needs as assigned.
Safety & Compliance
- Follow all company safety policies, procedures, and OSHA guidelines.
- Operate tools, equipment, and vehicles safely and responsibly.
- Maintain clean, organized, and safe work areas.
- Report safety hazards, property damage, or maintenance concerns promptly.
Additional Duties

Education & Experience
- High school diploma or equivalent required.
- Minimum of 3 years of maintenance experience in residential, commercial, or property management environments preferred.
- Experience with apartment turns, work orders, and preventative maintenance strongly preferred.
Technical Skills
- General knowledge of carpentry, drywall, painting, plumbing, electrical, appliance repair, and basic HVAC systems.
- Ability to safely operate maintenance tools and equipment.
- Ability to use mobile devices, maintenance software, and work order systems.
Certifications & Licenses
- Valid driver’s license with acceptable driving record required.
- HVAC certification, EPA certification, or trade licenses are a plus but not required.
Physical Requirements
- Ability to lift and carry up to 50 pounds regularly.
- Ability to stand, walk, bend, kneel, climb ladders, and work in varying indoor and outdoor environments.
- Ability to work in all weather conditions as needed.
Work Environment
- This position regularly works in occupied and vacant residential properties, common areas, outdoor spaces, and occasionally commercial properties. Work may involve exposure to weather conditions, dust, noise, and maintenance equipment. On-call or after-hours work may occasionally be required based on business needs.
