Position: Specification Coordinator – Residential Homes
Reports to: Chief Estimator

Overview: We are seeking an experienced residential construction professional who understands how homes are built from foundation to finish. This role is responsible for preparing and maintaining construction specifications, performing quantity takeoffs, supporting estimating and purchasing functions, and ensuring construction documents are accurate for production. The ideal candidate has hands-on residential construction experience and can confidently interpret plans, specifications, and building methods.
Requirements:Primary Responsibilities
- Create & manage specification workbooks for various plans/product lines. Keeping current with discontinuations, product changes, new plans.
- Maintain and update various construction-related sales tools for use by Project Coordinator team and / or Sales i.e. option libraries, lighting exhibits, trim exhibits, photos of specifications, feature sheets etc.
- Work with Design team to obtain job finish selections and customizations for each job.
- Meet production deadlines by having job specifications prepared and published in time for budget preparation.
- Upload to Builder Portal the project plans and specifications
- Notifications to Trades and Team of specification or plans changes and updating Builder Portal with the revised documents.
- Reviewing Cabinet Shops for compliance with specifications and verify bids align with specifications and budget pricing.
- Review construction plans for completeness, constructability, and consistency with company building standards.
- Identify discrepancies between plans, specifications, and option selections before construction begins.
- Collaborate with Construction Managers, Purchasing, Design, and Trade Partners to resolve plan and specification issues.
- Maintain accurate material quantities and budgets based on current construction methods and pricing.
- Understand and apply current residential building practices, codes, and standard construction methods.
- Ability to identify plan conflicts before construction begins.
- Exceptional attention to detail and organizational skills.
- Self-starter with the ability to manage multiple homes and deadlines simultaneously.
