Job Description

Job Title: Brokerage Marketing Specialist

Reports To: Senior Marketing Manager

About Cross Street:

Cross Street is a Chicago-based real estate services firm built on a strong foundation of property operations and client service. We bring together institutional-level experience with an entrepreneurial mindset to support owners and investors across residential portfolios.

From property management to brokerage and advisory, our team takes a hands-on, accountable approach focused on long-term value for both our clients and the residents who call these communities home.

Job Overview:

The Brokerage Marketing Specialist reports to the Senior Marketing manager and is responsible for turning marketing strategy into finished work for Cross Street's brokerage teams and agents. Day to day, the role produces listing marketing, social content, email campaigns, and print and digital collateral, and keeps all of it on brand and on schedule.

The specialist also writes the guides, templates, and training materials that let agents and brokers market themselves consistently. The role supports execution rather than owning long-term strategy or systems, and priorities shift with portfolio needs, including new listings, open houses, and market launches. This role oversees/assists with brokerage teams and agents. The brokerage marketing specialist ensures marketing efforts and collateral are on brand and on schedule.

Primary Responsibilities:

Listing and Property Marketing

• Assist in building the marketing package for each new listing: property flyers, brochures, feature sheets, just-listed and just-sold announcements, and open house materials.

• Review listing descriptions and property highlights to ensure that they follow brand voice and Fair Housing guidelines.

• Order and install signage, including yard signs, open house signs, sign riders, and "coming soon" and "sold" riders.

Social Media and Content

• Plan and maintain a monthly content calendar for the brokerage channel (Instagram), including posting cadence and campaign themes.

• Publish and schedule posts for new listings, sold properties, open houses, agent spotlights, client testimonials, and market updates.

• Assists brokerage teams in developing and executing curated social media strategies, including campaign planning, posting cadence, and performance optimization.

Brand Assets and Marketing Center

• Create and maintain branded templates in Canva, Adobe Creative Cloud, or similar tools for flyers, presentations, social posts, business cards, and email headers.

• Keep the centralized marketing center organized: current templates, brand guidelines, logos, and approved photography, with outdated files retired.

• Review agent-created materials for brand and compliance requirements, including license number, brokerage name, and Equal Housing logo, before they are published or printed.

• Fulfill agent requests for custom materials within agreed turnaround times, such as 2 business days for standard items.

Print and Inventory Management

• Maintain inventory of printed and physical materials, including business cards, brochures, signs, lockboxes, and event supplies.

• Set minimum stock levels, log quantities monthly, and place reorders with print vendors before shortages occur.

• Compare vendor quotes, track marketing spend against budget, and submit invoices for approval.

Training and Agent Support

• Lead training sessions for agents and brokers on social media, email tools, the CRM, and the marketing center.

• Write how-to guides, checklists, and best-practice documents for content creation, listing marketing, and platform use.

• Take part in new agent and broker onboarding by presenting the marketing toolkit and setting up accounts and templates.

Events and Local Marketing

• Support brokerage events such as client appreciation events, community sponsorships, broker open houses, and recruiting events with invitations, signage, registration, and follow-up communications.

• Coordinate with the broader marketing team so branding, messaging, and campaigns stay consistent across markets.

Workflow and Process Improvement

• Document repeatable marketing workflows for the listing, buying, and closing stages, such as a listing launch checklist or a post-closing client follow-up sequence.

• Create standardized request forms and templates so agent requests are submitted and tracked consistently.

• Prepare a monthly summary of campaign results, request volume, turnaround times, and inventory for the Senior Marketing Manager.

Other Duties:

· Act as a flexible, hands-on resource for urgent portfolio needs, such as a rush listing launch or a last-minute event.

Qualifications:

• 3–5+ years of marketing experience, preferably in residential or commercial real estate, multifamily, hospitality, or another client-facing support role.

• Hands-on experience producing listing marketing, social media content, email campaigns, and print collateral for brokers, agents, or similar sales teams.

• Strong writing and editing skills, with the ability to adapt messaging for agents, clients, and internal teams.

• Proficiency with Canva or Adobe Creative Cloud, an email marketing platform (such as Mailchimp or Constant Contact), a real estate CRM (such as Follow Up Boss, kvCORE, or Salesforce), social scheduling tools, and Microsoft Office.

• Working knowledge of Fair Housing advertising rules and brokerage branding requirements.

• Ability to manage multiple deadlines at once, work in fast-paced or changing environments, and keep a close eye on detail.

• Collaborative, resourceful, and comfortable working with agents, brokers, vendors, and leadership.

• Basic photo and video editing skills.

• Experience running trainings or presenting to agents.

Availability and Work Hours:

· Must be available to handle requests as needed outside of normal business hours

· Ability to access emails and call on weekends and be available to resolve issues as needed

Physical Requirements:

· Willingness to travel regionally or nationally as needed for events and trainings.

· Requires the ability to move within different areas of properties or offices, stand, sit, walk up/down stairs for periods of time.

· Perform computer-based work for extended periods; operate standard office equipment; and occasionally move and carry office materials weighing up to 10 pounds.

What We Offer

· Compensation: $60k-$72k

· Comprehensive benefits package including Medical (BCBS), Dental and Vision Insurance

· Eligibility for participation in a 401(k) plan

· Paid time off including vacation and sick days

· 15 Company paid Holidays and your Birthday off
