ABOUT THE ROLE
Barge Properties is seeking a skilled and experienced Lead Maintenance Technician to support the maintenance and operation of our multifamily communities throughout Texas.
This role is responsible for overseeing daily maintenance activities, performing advanced troubleshooting and repairs, supporting apartment turns, and ensuring the property remains safe, functional, and well-maintained. The ideal candidate brings strong HVAC expertise, leadership capabilities, and experience working within apartment communities or property management environments.
The ideal candidate is an experienced and certified maintenance professional with strong HVAC knowledge, troubleshooting ability, and a proactive approach to property maintenance. Successful candidates are comfortable working independently, supporting fellow maintenance team members, and responding efficiently to resident needs.

WHAT YOU’LL DO
As a Lead Maintenance Technician, you will:
- Oversee daily maintenance operations and support overall property upkeep
- Perform advanced HVAC diagnostics, repairs, and preventative maintenance
- Troubleshoot and repair plumbing, electrical, appliance, and building systems
- Respond promptly to resident service requests and ensure timely resolution
- Support and coordinate maintenance priorities across the community
- Develop and implement preventative maintenance schedules to reduce future repairs and extend equipment life
- Maintain compliance with OSHA standards, safety requirements, and company policies
- Assist with apartment turns and ensure units are move-in ready on schedule
- Maintain accurate maintenance logs, work orders, and service documentation
- Monitor building systems and identify opportunities to improve operational efficiency
- Assist with emergency maintenance situations and participate in on-call coverage
WHAT WE ARE LOOKING FOR
Required
- EPA Certification
- HVAC Certification
- Previous experience in apartment maintenance, multifamily maintenance, facilities maintenance, or property maintenance
- Strong knowledge of HVAC systems, plumbing systems, electrical systems, appliances, and general building maintenance
- Ability to diagnose, troubleshoot, and resolve maintenance issues independently
- Excellent communication and leadership skills
- Valid driver's license
- Reliable transportation
- Ability to prioritize multiple projects and maintenance requests
Preferred
- Multifamily property management experience
- Certified Pool Operator (CPO) Certification
- Experience with maintenance management software
- Trade school, technical school, or related vocational training
- Previous lead or supervisory maintenance experience
WORK HOURS & LOCATION REQUIREMENTS
- This position requires full-time, on-site presence at our Wichita Falls, TX property (76306).
- The standard schedule is Monday – Friday, 8:30am to 5:30pm.
- Some evening, weekend, and on-call work may be required
- Occasional travel to nearby properties, vendors, or supply locations as needed
