About the role
American Community Management is seeking an experienced, detail-oriented, and energetic Community Portfolio Manager to join our team. The ideal candidate is highly organized, proactive, and dedicated to delivering exceptional service while effectively managing a diverse portfolio of high-rise condominiums and mixed-use residential communities throughout the Metro DC area.

What you'll do
- Delivering superior service to ACM Communities.
- Engaging team members in process improvements and effectively addressing community needs.
- Providing overall support within the team in addressing homeowner escalations (i.e. insurance claims, emergencies) referred from customer service call center.
- Assisting with conducting site visits.
- Assisting team lead and senior manager with routine and peripheral tasks.
- Tracking and reviewing outstanding work orders/violations relating to their portfolio.
- Providing guidance to homeowners relating to governing documents, as needed.
- Assisting with reviewing community contracts and maintenance schedules.
- Assisting in maintaining insurance database.
- Accurately approve invoices with a precise attention to detail and maintain vendor relationships to include enforcement of service contracts.
- Board packets are prepared for meetings.
- Participating in management report production and assisting in the resolution of action items/tasks.
- Reporting service concerns to the team lead or senior CM.
- Conduct monthly site visits and document and follow up on findings.
- Ensure all contractual obligations are met.
- Review collections status report.
- Attending Community association meetings per the management agreement to include preparation and follow-up on management objective and action items.
- Providing proactive guidance and recommendations to the Board of Directors and community members.
- Demonstrating efficient use of corporate systems:
- Utilize ACM-provided tools to follow-up on board action items (eUnify), perform property inspections (Handteq) and conduct timely approval of community association invoices using Avid Xchange, escalating to the Board when contractually required.
- Ability to prepare a professional management/operations report and annual management plan is required.
Qualifications
- Five years of experience in community association management
- Possess strong and professional verbal and written communication skills.
- High School Diploma/GED required, associates degree preferred, or equivalent combination of education and experience required.
- Two (2) years of customer service and proficiency in providing administration or portfolio management proficiency in a related industry, preferred.
- Property Management/Association/Real Estate experience a plus.
- Excellent word processing, math and computer skills required.
- CMCA Preferred.
- Must have valid driver’s license and own vehicle.
