Position Summary

Axia Residential is seeking an experienced Senior Portfolio Maintenance Supervisor to provide hands-on maintenance leadership across our multifamily portfolio. We are looking for someone who is talented, brings great energy and enjoys working in collaboration.

This is a working leadership position, not a desk-based facilities role. You will travel between communities, fill in for vacant Maintenance Supervisors, complete maintenance work alongside our teams, train and develop employees, conduct inspections, oversee preventive maintenance, control expenses, and help properties solve problems quickly and efficiently.

We are looking for someone with an entrepreneurial, ownership mentality who treats each property and its budget as if it were their own. This person will work hand in hand with the Vice-President of Operations.

The right person knows how to diagnose problems, find solutions, mobilize resources across sister properties, and get the work done.

Key Responsibilities

  • Serve as acting Maintenance Supervisor at communities with vacancies or additional support needs.
  • Perform hands-on HVAC, plumbing, electrical, appliance, carpentry, general maintenance, troubleshooting, and repairs.
  • Assist with unit turns, work-order backlogs, emergencies, and difficult maintenance issues.
  • Train, coach, and develop Maintenance Supervisors and maintenance technicians.
  • Conduct quarterly property inspections and ensure identified deficiencies are corrected.
  • Support annual unit inspections and preventive maintenance programs.
  • Monitor maintenance expenses and help communities operate within budgets.
  • Reduce unnecessary vendor spending by utilizing internal talent and resources whenever practical.
  • Coordinate maintenance employees from sister properties when additional manpower or expertise is needed.
  • Evaluate whether items should be repaired or replaced and identify cost-effective solutions.
  • Review vendor scopes, proposals, pricing, quality, and performance when outside vendors are necessary.
  • Monitor inventory, supplies, tools, equipment, and parts to minimize waste and unnecessary purchases.
  • Identify recurring maintenance issues and address root causes.
  • Recruit and interview Maintenance Supervisors and other maintenance personnel.
  • Enjoys collaboration amongst a team atmosphere and brings energy and professionalism to each task.
  • Facilitate and support EPA, CPO, and other maintenance certification training.
  • Promotes strong workmanship, accountability, teamwork, and resourcefulness across maintenance teams.
  • Support resident satisfaction by ensuring work is completed correctly, professionally, and timely.
  • Encourage teams to follow up on completed service and generate positive resident feedback and reviews when appropriate.
  • Travel regularly between communities based on portfolio needs.

Qualifications

  • Previous Maintenance Supervisor, Service Manager, or comparable leadership experience.
  • Strong hands-on knowledge of HVAC, plumbing, electrical, appliances, carpentry, troubleshooting, and apartment turns.
  • Experience managing work orders, preventive maintenance, inspections, and unit turns.
  • Experience managing maintenance budgets and controlling expenses.
  • Experience evaluating and managing vendors and contractors.
  • Ability to train, coach, and evaluate maintenance employees.
  • Ability to recruit and interview maintenance candidates.
  • Strong organizational, communication, and problem-solving skills.
  • Valid driver's license and reliable transportation.
  • Ability to respond to emergency or after-hours maintenance situations when needed.

Certifications

Candidates must possess applicable certifications and technical qualifications for the position, including:

  • EPA Section 608 Certification
  • CPO Certification
  • HVAC certification or demonstrated equivalent technical expertise
  • Other applicable maintenance, safety, or trade certifications
