The Opportunity

Omninet Capital is seeking an Acquisition Analyst to join our Acquisitions team in Beverly Hills, CA. This is an opportunity for an analytically strong early-career professional to gain direct exposure to institutional real estate investing from the principal side.

In this role, you will support all stages of the acquisition lifecycle, including sourcing, underwriting, market research, due diligence, and closing activities. You will also help build and refine the analytical and AI-driven tools that support investment decision-making across the platform.

This role is ideal for candidates with 0–2 years of relevant experience, including internships.

What You Will Do

• Build and maintain detailed financial models in Excel, including multifamily and commercial pro formas, DCFs, waterfall structures, sensitivity analyses, and investment return metrics.

• Underwrite acquisition opportunities and evaluate inbound deal flow from brokers and internal sourcing channels.

• Conduct market and submarket research, including rent comps, sales comps, supply pipeline analysis, demographics, employment trends, and macroeconomic drivers.

• Support due diligence activities, including lease audits, T-12 and rent roll reviews, expense normalization, capex scoping, and coordination with third-party consultants.

• Assist in preparing investment committee memos, offering materials, and lender/equity presentations.

• Utilize AI tools to accelerate research, document review, lease abstraction, and model auditing, while contributing to the development of internal AI workflows.

• Maintain acquisition pipeline tracking, comparable transaction databases, and market intelligence systems.

• Participate in periodic travel for property tours, market visits, and transaction support.

Required Qualifications

• Bachelor’s degree in Finance, Economics, Real Estate, Accounting, or a related quantitative field.

• 0–2 years of relevant experience, including internships in real estate, investment banking, private equity, lending, consulting, or related fields.

• Strong Excel and financial modeling capabilities, including the ability to build and audit models.

• Familiarity with modern AI tools such as ChatGPT, Claude, Copilot, or similar technologies for research and productivity applications.

• Strong written and verbal communication skills with the ability to synthesize complex information clearly and concisely.

• High attention to detail, strong analytical thinking, and an ownership mentality.

• Ability to work onsite in Beverly Hills, California.

Preferred Qualifications

• Exposure to real estate finance, acquisitions, capital markets, or valuation through coursework, internships, or professional experience.

• Familiarity with Python, SQL, VBA, or automation tools.

• Experience leveraging AI tools or workflows in academic, internship, or professional settings.

Compensation: $70,000–$80,000 annually + Bonus + Benefits
