Property Details: This is an on-site role officing at Park La Brea five days per week.
Schedule: Monday through Friday, 9:00 am to 6:00 pm
This is a fully on-property role. The VP, Property Management - Park La Brea is expected to be present at the property five days a week, every week, as the visible and accessible leader of the community.
Target Pay: $194,220 - $215,800 per year + annual discretionary bonus
Role overview: As the Vice President, Property Management - Park La Brea, you will function as the senior operating executive accountable for the performance, people, and resident experience of Park La Brea, Prime's flagship Los Angeles community and one of the largest single multifamily assets on the West Coast. Unlike Prime's portfolio-level VPs, this role is exclusively dedicated to Park La Brea: a single-asset, on-property executive role designed around the scale, complexity, and visibility of the property. You are the on-the-ground general manager, directly leading the onsite team, owning the asset-level P&L and business plan, and serving as Prime's senior representative to residents, vendors, civic stakeholders, and the broader Los Angeles community.
Park La Brea operates with its own full functional organization across Leasing, Experience, and Maintenance, each led by a distinct department head, making this role closer to a campus GM than a typical community director. The incoming VP will step into an org that is actively being restructured across the maintenance team. The ability to land those changes, not simply maintain the status quo, is a core expectation of this hire.

The following are essential functions of this role. Additional responsibilities may be assigned.
- Serve as the senior executive accountable for all operating performance at Park La Brea, including resident relationships, leasing, maintenance, resident experience, capital execution, vendor management, and team performance; on-property five days a week, every week, as the visible, accessible leader of the community
- Own the asset-level operating budget, capital plan, monthly reforecast, and business plan in partnership with Asset Management; defend assumptions and variances directly to senior leadership and ownership
- Drive NOI through revenue optimization (pricing, renewals, ancillary income), expense discipline, and capital allocation that produces measurable returns
- Directly lead the Park La Brea onsite leadership team, spanning Leasing, Experience, and Maintenance as distinct departments with distinct leaders, while building and sustaining a culture of accountability and hospitality across 100+ associates
- Partner with HR on hiring, retention, succession planning, and performance management; establish Park La Brea as a destination for top multifamily talent and develop bench strength intentionally
- Set and uphold a hospitality-grade resident experience standard appropriate for an iconic LA community; personally engage with long-tenured and new residents at events, in resolution conversations, and through regular property presence
- Lead the team's response to resident incidents, escalations, and life-safety events with calm, professionalism, and follow-through; own resident-facing communication standards
- Partner with Marketing and Revenue Management on pricing, concessions, renewal strategy, brand activations, and community events specific to Park La Brea's unique product mix and competitive set
- Partner with Construction and Asset Management to scope, prioritize, and execute capital improvements across Park La Brea's buildings, grounds, and amenities; oversee preventative maintenance, life-safety systems, and physical-plant standards across a property of significant scale and age
- Serve as Prime's senior representative to LA-area civic, legislative, and community stakeholders, including City Council members and staff, neighborhood councils, LA Housing Department, and rent-stabilization regulators; stay current on the Rent Stabilization Ordinance, just-cause requirements, and habitability standards
- Provide senior executive oversight of all vendor contract relationships, a complex and high-stakes function requiring fluency in union dynamics, SLA accountability, and labor obligations
- Collaborate with Legal & Risk Management, HR, IT, Procurement, and other corporate functions as a senior business partner representing Park La Brea's needs
- 10+ years of progressive multifamily, mixed-use, or hospitality leadership experience, with at least 5–7+ years running a large, complex single asset (2,000+ units preferred; 1,000+ units minimum) or comparable executive-level on-property role, portfolio management experience alone is insufficient for the complexity of this role
- Demonstrated experience leading an on-property workforce of 75+ across leasing, service, maintenance, and resident-experience functions, with functional depth across each department as distinct operations (not a generalist community manager role)
- Proven command of asset-level P&L, budgeting, forecasting, revenue management, and capital project economics at a scale beyond typical community director experience
- Vendor and labor relations fluency, including direct experience managing unionized vendor relationships, SLA accountability, and contract compliance
- Deep familiarity with the California / Los Angeles regulatory environment, including the Rent Stabilization Ordinance, just-cause regulations, and habitability standards
- A track record of building and retaining high-performing teams in a high-visibility, high-pressure environment
- Change management capability, this person is joining an organization mid-restructure and will be expected to sponsor and land remaining structural changes, not simply maintain the status quo
- Executive-level communication, presentation, and stakeholder-management skills; comfortable representing the asset to ownership, civic leaders, and residents, with the executive presence appropriate for an asset carrying elevated public and corporate profile
- Bachelor's degree in business, real estate, hospitality, finance, or related field; or equivalent demonstrated experience
- Genuine alignment with Prime's PRIME values: Passion, Responsibility, Inclusion, Mindfulness, and Excellence
- Comfort with RealPage (or equivalent), EliseAI, Knock CRM, BI/reporting platforms, and emerging multifamily technology
- Industry credentials such as CPM, ARM, or comparable hospitality/real-estate designations
- Active engagement in industry organizations (IREM, AAGLA, NAA, ULI)
- Experience with historic, mixed-use, or iconic large-scale residential properties
- Prior general manager experience in luxury hospitality or large-scale resident-experience operations
