About the Role:
The Asset Manager, Compliance plays a critical role in ensuring that real estate assets under management adhere strictly to all regulatory, legal, and internal compliance standards. This position is responsible for overseeing compliance frameworks related to property management, leasing, and financial reporting within the real estate and rental leasing sector. The role requires close collaboration with legal, finance, and operations teams to mitigate risks and ensure that asset management activities align with industry regulations and company policies. The Asset Manager, Compliance will also lead audits, monitor compliance metrics, and implement corrective actions to maintain the integrity and value of the asset portfolio. Ultimately, this role ensures that the organization’s real estate assets are managed in a compliant, ethical, and efficient manner to support sustainable business growth.
Position Summary
- Responsible for integrated oversight of financial performance, operations, and affordable housing compliance across an assigned portfolio.
- Ensures assets operate in full regulatory compliance while meeting ownership objectives for performance and risk management.
- Serves as liaison between ownership and third-party property management.
Key Responsibilities
- Oversee portfolio financial, operational, and compliance performance
- Align asset strategy with HUD, LIHTC, and local program requirements
- Review financials, budgets, and forecasts to drive NOI and occupancy performance
- Ensure compliance with certifications, recertifications, regulatory/contract renewals, notices and rent adjustment requirements;
- Oversee/Monitor/Track HUD and other program requirements including comparability studies, 504 and reasonable accommodations, AFHMP, special claims, voucher transmissions, waitlist management, UEI updates, Lo-Mod requirements.
- Conduct site visits (25%–50%) to assess operations and risk
- Establish accountability standards for third-party property managers
- Lead responses to audits (HUD, state, lender, investor)
- Maintain files and pertinent documents according to established policies
Qualifications
- 5-7+ years in asset management and/or affordable housing compliance
- Experience overseeing 1,000+ units across multiple programs
- Strong experience with third-party property management
Technical Expertise
- Deep knowledge of HUD Project-Based Section 8 and LIHTC programs
- Experience with mixed HUD/Tax Credit assets
- Strong financial analysis and reporting capabilities
- Proficiency in OneSite and Microsoft Excel
Certifications (Preferred)
- COS (Certified Occupancy Specialist) or equivalent
- HCCP and/or C3P
Additional Requirements
