Bell Properties, Inc. is currently seeking a dependable, hardworking, and customer-focused Porter to join our maintenance team. The Porter is responsible for maintaining the cleanliness, appearance, and overall curb appeal of our apartment communities while assisting the maintenance team with general property upkeep and apartment turnovers.

This position plays a vital role in creating a clean, safe, and welcoming environment for our residents and visitors.

Key Responsibilities

  • Maintain the cleanliness and appearance of all common areas, including hallways, stairwells, walkways, laundry rooms, clubhouses, leasing offices, and recreational areas.
  • Pick up trash and debris throughout the property daily and empty trash receptacles as needed.
  • Sweep, mop, pressure wash, and clean sidewalks, breezeways, parking areas, and other exterior common spaces.
  • Assist with apartment turnover preparation, including cleaning, painting assistance, trash removal, and minor maintenance tasks.
  • Maintain landscaping appearance by watering plants, removing weeds, collecting litter, and reporting irrigation issues.
  • Assist Maintenance Technicians with moving appliances, materials, tools, and supplies.
  • Perform routine inspections of the property to identify cleanliness or safety concerns and report maintenance issues promptly.
  • Replace light bulbs in common areas when needed.
  • Assist with setting up and cleaning after resident events or community activities.
  • Remove graffiti when necessary.
  • Help prepare vacant apartments for new residents by cleaning patios, balconies, storage areas, and surrounding exterior spaces.
  • Ensure all cleaning supplies, tools, and equipment are properly maintained and stored safely.
  • Follow company safety policies and OSHA guidelines while performing assigned duties.
  • Provide excellent customer service by interacting professionally and courteously with residents, vendors, and team members.
  • Perform other duties as assigned by the Property Manager or Maintenance Supervisor.
Requirements:
  • High school diploma or equivalent preferred.
  • Minimum of one (1) year of porter, janitorial, groundskeeping, or property maintenance experience preferred.
  • Experience in apartment communities or commercial properties is a plus.
  • Ability to work independently and efficiently with minimal supervision.
  • Strong work ethic and attention to detail.
  • Reliable, punctual, and dependable.
  • Excellent customer service and communication skills.
  • Valid California driver's license preferred.
  • Reliable transportation to travel to assigned properties if needed.
  • Ability to work occasional weekends or overtime when business needs require.

Skills

  • Knowledge of cleaning procedures, equipment, and safe handling of cleaning products.
  • Ability to maintain high standards of cleanliness and property appearance.
  • Basic knowledge of apartment maintenance is a plus.
  • Strong organizational and time management skills.
  • Ability to identify and report maintenance or safety concerns.
  • Excellent communication and interpersonal skills.
  • Ability to work well independently and as part of a team.
  • Professional appearance and positive attitude.
  • Commitment to providing outstanding customer service.

Physical Requirements

  • Frequently lift, carry, push, and pull up to 50 pounds.
  • Walk, bend, kneel, stoop, crouch, climb stairs, and stand for extended periods.
  • Work indoors and outdoors in varying weather conditions.
  • Safely operate basic cleaning equipment and hand tools.
  • Ability to perform physically demanding tasks throughout the workday.
