About the role

The Senior Project Manager, Construction is responsible for leading retail real estate development and construction projects from concept and pre-development through project completion and closeout. This role oversees project planning, budgeting, scheduling, permitting, contract administration, and construction execution while ensuring alignment with organizational objectives, tenant requirements, and community-focused development initiatives.

The Senior Project Manager collaborates closely with internal stakeholders, tenants, municipalities, consultants, architects, contractors, and other external partners to drive successful project outcomes. This position requires strong project management expertise, financial acumen, and problem-solving skills to deliver high-quality projects on schedule, within budget, and in compliance with applicable regulations and company standards.

Responsibilities

Project Development & Execution

  • Work with internal and external partners to craft unique environments that support retail merchandising, community vision, and mixed-use components.
  • Develop schedules from initial phases through construction.
  • Participate in financing, permitting, design, construction, and delivery processes.
  • Take ownership of and problem solve throughout the conceptual, design, construction, and delivery process.
  • Perform punch list inspections and oversee project closeout process

Contracts & Financial Management

  • Develop budgets for investment real estate and development projects.
  • Manage bid processes for hard and soft costs including negotiating contracts; ensuring compliance with codes and laws; and overall project management (monitoring cost, progress, schedule, etc.)
  • Negotiate service provider and consultant contracts with legal counsel guidance as appropriate.
  • Track job cost against budget and report to management on projected savings or overruns.

Tenant, Team & Stakeholder Coordination

  • Partner with other areas within the organization to coordinate and integrate leasing, operations, acquisitions, and financial reporting.
  • Coordination of designers, contractors, and marketing consultants for project related work.
  • Interface daily with designers, general contractors, architects, pre-construction, and construction staff on development and construction projects.
  • Coordinate delivery conditions and dates with tenants.
  • Participate in new IT program rollouts.

Design & Real Estate Support

  • Thoroughly review design documents to ensure scope of work meets all project requirements (including tenant delivery requirements); work with architect of record and contractors to optimize design and value engineer projects.
  • Engage with communities and municipalities to secure permits.
  • Provide general support for real estate transactions and special projects as needed.
  • Conduct certain due diligence (architectural, engineering, and environmental) for potential acquisitions as needed.
Qualifications

Education/Experience

  • Bachelor's degree or equivalent professional experience is required.
  • 5-10 years of experience in Commercial Real Estate Development. Retail Real Estate preferred.
  • Exposure to various asset classes preferred.

Knowledge, Skills, and Abilities

  • Experience with Microsoft Office including Excel, Word, PowerPoint, etc.
  • Experience with project management systems; eBuilder and Salesforce preferred.
  • Knowledge of commercial real estate development and construction processes
  • Strong verbal, written, and interpersonal communication skills with the ability to effectively share information and build mutual understanding across stakeholder groups.
  • Strong budgeting, financial analysis, and reporting skills.
  • Effective negotiation and contract management skills.
  • Strong analytical and problem-solving skills with the ability to evaluate alternatives and recommend practical solutions.
  • Strong attention to detail and commitment to delivering high-quality results.
  • Ability to manage projects simultaneously and effectively prioritize in a fast-paced environment.
  • Ability to read and interpret construction plans, specifications, contracts, and leases.
  • Ability to demonstrate professionalism, integrity, accountability, and a strong sense of ownership.

Salary range: $145,000 - 175,000
