Overview

The Maintenance Manager is responsible for the people, systems, and daily execution required to keep QES manufacturing equipment, facilities, and critical utilities safe, reliable, available, and continuously improving. This leader establishes a disciplined maintenance system that reduces reactive work, improves reliability, develops technician capability, and supports Safety, Quality, Delivery, Cost, and People performance.

The role supports a high-mix manufacturing environment including CNC lasers, turrets, waterjets, press brakes, saws, abrasive/shot-blast equipment, welding systems, structural fabrication and E-House/PDC equipment, cranes, forklifts, lifts, material-handling systems, powder-coat/paint systems, ovens, booths, ventilation, dust/fume collection, electrical product assembly/test equipment, HVAC, electrical distribution, compressed air, plumbing, process water, RO/DI systems, process cooling, generators, building systems, and life-safety systems.

Key Responsibilities

* Lead maintenance with safety built into planning, execution, and equipment condition; ensure compliance with OSHA, QES safety standards, LOTO, electrical-safe-work, environmental, and manufacturer requirements.

* Establish safe job plans for electrical, hot work, elevated work, confined-space, and line-breaking activities where applicable; ensure contractors meet QES safety and quality standards.

* Lead maintenance within the QES Operating Model (QOM) using daily huddles, visual management, escalation, structured problem solving, and follow-through.

* Apply Toyota Production System and Lean principles including standard work, visual management, root-cause elimination, rapid response, flow, pull, and continuous improvement.

* Own preventive and predictive maintenance programs, including PM/PdM tasks, frequencies, inspections, lubrication, calibration, condition monitoring, shutdown maintenance, and labor standards.

* Use asset criticality and failure history to prioritize resources, optimize PMs, strengthen high-risk controls, and establish TPM/operator-care standards.

* Implement condition-based maintenance such as thermography, vibration analysis, ultrasound, oil analysis, and electrical inspection where appropriate.

* Establish weekly maintenance planning and scheduling aligned with production and downtime windows. Ensure work orders include scope, priority, labor, parts, tools, permits, LOTO, drawings, OEM documentation, and acceptance criteria.

* Manage maintenance backlog by criticality, age, production impact, safety risk, and resources. Monitor schedule compliance, emergency work, overdue PMs, and repeat failures.

* Maintain the CMMS as the source of truth for assets, work orders, PM/PdM, failure history, labor, parts, backlog, and performance. Maintain asset hierarchy, criticality, BOMs, spare links, failure codes, manuals, drawings, and equipment history.

* Lead root-cause analysis for significant and repeat failures using 5-Why, A3, cause-and-effect, Pareto, and FMEA where appropriate. Verify corrective actions and update PMs, standard work, spare strategies, training, or equipment design.

* Partner with Engineering, Quality, Production, EHS, and OEMs on equipment issues, controls upgrades, maintainability, and reliability projects.

* Lead, coach, and develop maintenance technicians and support personnel. Maintain skills/training matrices, qualifications, certifications, cross-training, succession coverage, performance standards, and development plans.

* Own facility and utility reliability, including HVAC, electrical distribution, compressed air, plumbing, building systems, lighting, process cooling, dust/fume collection, process water/RO-DI, ventilation, and emergency/backup power.

* Coordinate facility improvements, expansions, shutdowns, and infrastructure upgrades with Operations, Engineering, Safety, IT, and contractors.

* Develop critical-spares strategies and improve MRO storeroom discipline through standard naming, min/max levels, location control, cycle counts, obsolete-stock reduction, and CMMS parts-to-asset linkage.

* Manage OEMs, contractors, service agreements, and specialty vendors for safety, quality, responsiveness, cost, and performance.

* Represent Maintenance in equipment selection, design reviews, installation, commissioning, and acceptance, ensuring maintainability, safety, documentation, standard components, and lifecycle cost are addressed.

* Ensure maintenance-ready handoffs for new equipment, including drawings/manuals, asset records, PMs, spares, training, warranty information, controls backups, and baseline condition information.

* Develop replacement and obsolescence plans and manage the maintenance budget for labor, MRO, contractors, service agreements, tools, and reliability improvements.

* Lead kaizen and 5S improvements and cross-functional events that reduce downtime, maintenance burden, defects, waiting, motion, and other waste.

* Establish maintenance targets with Operations leadership and manage safety/compliance, downtime, MTBF, MTTR, repeat failures, asset availability, OEE contribution, PM/PdM completion, schedule compliance, planned vs. unplanned work, emergency work, backlog, budget, overtime, contractor spend, spare stockouts, MRO inventory, skills coverage, qualifications, cross-training, development, succession, RCFA/A3 closure, recurrence, kaizen completion, and verified savings/downtime reduction.

Knowledge and Experience Requirements
**Required:**

* 5+ years of progressive industrial maintenance, reliability, equipment, or facilities experience in manufacturing.

* 3+ years of direct leadership of maintenance technicians, trades, or technical teams; equivalent demonstrated leadership progression may be considered.

* Experience improving preventive maintenance, planning/scheduling, CMMS work management, and equipment reliability systems.

* Strong knowledge of industrial mechanical and electrical systems, including hydraulics, pneumatics, motors/drives, controls, sensors, utilities, and troubleshooting.

* Experience using data and structured root-cause methods to eliminate repeat failures and improve equipment performance.

* Ability to lead across functions and communicate effectively with technicians, operators, supervisors, engineers, vendors, and senior leadership.

**Preferred:**

* Technical degree, trade education, bachelor's degree in engineering/operations/maintenance, or equivalent education and hands-on experience.

* Experience with Toyota Production System, Lean, TPM, 5S, visual management, standard work, A3, and daily management systems.

* Experience with high-mix fabrication, CNC, welding, finishing/coating, copper/metal processing, material handling, and industrial facilities.

* CMRP, Lean/Six Sigma, electrical, HVAC, controls, or other relevant certification.
